(EN) If the Tenant cancels the rental reservation before the start of the rental: More than 60 (sixty) days before the start of the tenancy, he/she will be refunded only the first month's rent. Less than 60 (sixty) days before the start of the tenancy, you will not be entitled to a refund. After check-in, to end your stay early, the cancellation policy is different depending on the term of the rental. >For annual rentals, you have to pay up to 8 of the 12 months, or 2/3 of the contract. If it's in winter, it's 1/3 of the contract. These are based on Portuguese law. > With a few exceptions, if the owner manages to rent to another tenant, you pay until the next rental starts. For properties under the Alojamento Local (AL) regime, the policy applies: > The Tenant may terminate the Contract at any time by written notice to be sent to the Landlord, by registered letter with acknowledgement of receipt or by email notification addressed to the Landlord, at least 60 (sixty) days before the end of the Contract. > Failure to comply with the notice referred to in the preceding paragraphs shall not prevent the termination of the Contract but shall oblige the Party in default to pay the rents corresponding to the period of notice in default. – (PT) Se o Inquilino cancelar a reserva do arrendamento antes do início do mesmo: Com mais de 60 (sessenta) dias de antecedência do início do arrendamento, ser-lhe-á devolvido apenas o primeiro mês de arrendamento. Com menos de 60 (sessenta) dias de antecedência do início do arrendamento, não tem direito a nenhuma devolução. Se for no inverno, é 1/3 do contrato. Estes são baseados na lei portuguesa. > Salvo exceções, se o proprietário conseguir alugar a outro inquilino, paga-se até o próximo aluguer iniciar. Para as propriedades sob regime de Alojamento Local (AL), aplica-se à política: > O Locatário poderá denunciar o Contrato a todo o tempo mediante comunicação escrita a enviar ao Senhorio, por carta registada com aviso de receção ou mediante notificação por email dirigida ao Senhorio, com a antecedência mínima de 60 (sessenta) dias do termo do Contrato. > A inobservância do pré-aviso referido nos números anteriores não obsta à cessação do Contrato mas obriga, à Parte em falta, ao pagamento das rendas correspondentes ao período de pré-aviso em falta.
