Nel salotto troviamo un comodo divano a due posti (che diventa all'occorrenza un divano-letto) ed una televisione, mentre nel bagno si trovano una grande doccia, sanitari e bidet. La camera da letto dispone di un letto matrimoniale e di una zona separata che funge da cabina armadio.

Aria condizionata, riscaldamento, wifi ad alta velocità, serratura elettronica per self check-in sono alcuni dei comfort presenti nella casa, oltre ad asciugacapelli, ferro da stiro, lavatrice, lenzuola, salviette ed amenities da bagno come sapone per mani, bagnoschiuma e shampoo.

Il prezzo mensile include le utenze di luce e gas fino ad un massimale. In caso di eccedenza, gli extra verranno dedotti dal deposito cauzionale. I dettagli verranno specificati sul contratto di affitto; i costi delle spese condominiali, Wi-Fi, acqua e spese di contratto sono inclusi nel casone mensile;

 
Recesso anticipato: dopo almeno un mese, potrai dare disdetta con un preavviso di almeno 21 giorni dalla data ultima di rilascio dell’immobile;

Una volta confermata la prenotazione, ti contatteremo per saldare entro e non oltre 2 settimane prima del check-in, il deposito cauzionale, che rimborseremo a 30 giorni dal check-out ed il costo delle pulizie iniziali e finali (costo obbligatorio che parte da €175) che varia a seconda della grandezza dell'appartamento. Per tutti gli appartamenti locati nella città di Roma, è richiesto il pagamento della city tax nel momento del check-in. Il costo è pari a €6 a notte, per persona.REGOLE DELLA CASA: E' severamente proibito fumare all'interno dell'appartamento.

Branda Castiglioni 2 is an Apartment cosy and functional, perfect for business and leisure stays.The Apartment is located in Milano  on the second floor with Lift and consists of 2 rooms . Branda Castiglioni 2 enjoys a strategic location .  The house is non-smoking, and is equipped with air conditioning, wifi and washing machine. The kitchen is equipped with dishes, tableware and major appliances: oven, microwave and dishwasher.The sleeping area consists of  1 bedroom with 1 double bed, can accommodate up to 2 people.The outdoor space consists of the terrace.Branda Castiglioni 2 also offers: television.

RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date; 

N.B. only for our properties located in Milan: for the bookings with 
check-in between March 12th and April 23th 2024, the first two months of your booking must be paid in advance and won't be refundable. 
The check out between 11th April and 21st April 2024 included is not allowed. 


We apply a daily contract on 30 days: we calculate the rent in proportion to the number of days of your stay: e.g. December is calculated on 31 days, February on 28 etc etc…;
RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per nightHOUSE RULES: Smoking is strictly forbidden inside the apartment.

- Inquilini: la casa é composta da studenti o giovani lavoratori 20-28 anni. Si tende a mantenere un'occupazione divisa equamente tra inquilini di genere maschile e femminile.
- Accetta: Qualsiasi genere
- La permanenza minima contrattuale corrisponderà al periodo di prenotazione su Roomless. Qualora si desiderasse uscire prima del check-out selezionato in fase di prenotazione, si potrà esercitare l'opzione di uscita anticipata versando 1,5 mensilità. Nel caso in cui si volesse fare subentrare un inquilino (sia che lo trovi il proprietario sia che lo trovi l'inquilino attuale) si potrà uscire dall'appartamento pagando una spesa di servizio pari a 200€.In questo caso il contratto si chiuderà il giorno precedente all'ingresso del sostituto. Sarà comunque dovuta anche la spesa per la chiusura del contratto pari a 225€.. In ogni caso, 3 mesi  rispetto alla data di check-out, va comunicata la disdetta regolare per interrompere il contratto alla data stabilita; se non avverrà tale comunicazione, il contratto rimarrà attivo.
- Il Check-in sarà garantito trascorse almeno 48h dal vostro primo contatto con la proprietà.

In this case the contract will end the day before the replacement tenant moves in. A closing charge of €225 will also be due.. In any case, 3 months before the check-out date, the regular cancellation must be communicated in order to terminate the contract on the established date; if no such communication is made, the contract will remain active.
