Elegant apartment in the heart of the city, in front of the Ancient Basilica of Santa Maria in Ara Coeli and the Capitoline Hill. It consists of two living rooms, two bathrooms, two bedrooms and a large and fully equipped kitchen in the basement.

RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date; 

N.B. only for our properties located in Milan: for the bookings with 
check-in between March 12th and April 23th 2024, the first two months of your booking must be paid in advance and won't be refundable. 
The check out between 11th April and 21st April 2024 included is not allowed. 


We apply a daily contract on 30 days: we calculate the rent in proportion to the number of days of your stay: e.g. December is calculated on 31 days, February on 28 etc etc…;
RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per nightHOUSE RULES: Smoking is strictly forbidden inside the apartment.

La struttura si trova proprio nel cuore della città, nel quartiere di Colle Oppio nel quartiere Monti, una zona molto alla moda e alla moda con i siti archeologici più panoramici di Roma. Sarai a pochi passi da luoghi incredibili, come i Fori Imperiali. Troverete anche la stazione della metropolitana A Vittorio Emanuele a soli 50 metri dalla struttura che vi porterà a Piazza Barberini e Spagna in soli 4 minuti. L'appartamento è molto silenzioso all'interno e dispone di WiFi illimitato in tutto l'appartamento, che è molto grande.

La zona notte è composta da  2 camere da letto con 1 matrimoniale e 2 letti singoli, e può ospitare fino a 4 persone. Lo spazio esterno è costituito dal balcone.

Villa Borghese Charme is an Apartment functional and bright, suitable for all types of travellers.The Apartment is located in Roma  on the 6th floor with Lift and consists of 3 rooms . Villa Borghese Charme enjoys a strategic location with a garden view .  The house is non-smoking, and is equipped with air conditioning, wifi and washing machine. The kitchen is equipped with dishes, tableware and major appliances: oven, microwave and dishwasher.The sleeping area consists of  2 bedrooms with 1 double bed and 2 single beds, can accommodate up to 4 people.The outdoor space consists of the balcony.

Only transitional contracts (max 18 months) with people with proof of transience.

Nel caso in cui si volesse fare subentrare un inquilino (sia che lo trovi il proprietario sia che lo trovi l'inquilino attuale) si potrà uscire dall'appartamento pagando una spesa di servizio pari a 200€.In questo caso il contratto si chiuderà il giorno precedente all'ingresso del sostituto. Sarà comunque dovuta anche la spesa per la chiusura del contratto pari a 225€.. In ogni caso, 3 mesi  rispetto alla data di check-out, va comunicata la disdetta regolare per interrompere il contratto alla data stabilita; se non avverrà tale comunicazione, il contratto rimarrà attivo.
