Space This gorgeous 2-bedroom, 1-bathroom, first floor apartment (NO elevator) in the centre of Florence has everything you'll need to stay comfortably and safely. The entire apartment has been recently renovated and decorated with attention to details and refined taste for design furniture and comforts, while preserving the original features of the terracotta floor and wonderful ceiling frescoes.. The earthy color palette of the apartment creates a warm, pleasant atmosphere. The space is clean and practical and accommodates comfortably up to 4 adults and 1-2 children. It's located on the first floor of a historic building without elevator and comprises: - a fully equipped kitchen with dining room - a spacious master bedroom with good storage space and double size bed plus a sofa bed perfect for 1 or 2 children. - a second bedroom with1 double size bed - next to the master bedroom there is a very family bathroom with a shower The unit comes with air conditioning throughout the whole space, 1 flat screen television in each bedroom, a Fibre Option WiFi connection. A fully equipped kitchen with oven, microwave, dishwasher, kettle, ecc. plus the addition of a washing machine. Please note that there is no living room but an eat-in kitchen. The apartment has all the comforts that a house can offer, quiet and stylish it's ideal for a comfortable stop during the visit of the beautiful Florence. Absolutely great for a family or a group of friends Access Check-in time is 3PM - 7PM As we don't have a front desk please let us know a precise arrival time at least 24h before check in date. Any late check in must be requested and approved 24h before arrival. Early and Late Check-In has an extra cost: From 12 noon to 3pm: €10 ( €15 on weekends) From 7pm to 8pm: €25 From 8pm to 10pm: €35 From 10pm to MIDNIGHT: €45 No check-in after MIDNIGHT, except for agreement made previously. Neighborhood The neighborhood has remained very authentic and you can taste what is the essence of the city. It is a quiet but lively neighborhood and allows you to walk to all the points of interest. 5 minutes to Duomo, 10 minutes to Santa Maria Novella Station Transit Florence city centre is a ZTL zone which stands for “limited traffic zone” and therefore special rules apply to when you can enter this area. This particular apartment is in fact located within the ZTL zone so this means that if you are thinking of coming to Florence by car and wish to drive around and park, then you will need to pay special attention to the road signs, CCTV cameras and access cameras (they will show either a red /green light) in order to avoid receiving fines. Guests who need to travel within the ZTL zone by car to reach their apartment are advised to contact one of the private garages in the centre (the one nearest the apartment you are staying in) and obtain a temporary access permit. Upon arrival at the garage, guests must specify their need for access in the ZTL and the garage will then note the vehicle’s number plate and forward it to the appropriate police headquarters Getting around It's near the Fortezza da Basso which hosts events such as “Firenze Fiera" Congress and fashion shows such as “Pitti Immagine". It is also very close to the Palazzo dei Congressi, the Historic Central Market in Florence with traditional shops that return centrality to the artisans of taste . Bread and pastries , fresh fish , fried meatballs , fruit and vegetables , meat and salami , mozzarella , cheese , chocolate and ice cream , pasta , wine , lamprey , sandwiches. Notes IMPORTANT: PLEASE READ CAREFULLY Age Requirement: The primary guest must be over 21 years old and will sign a short-term agreement at check-in for insurance, tax, and legal reasons. Identification: All guests must provide a valid ID at check-in in compliance with Italian police regulations through a secure link. Failure to do so will result in denied entry. Long-term Stays: By Italian law, stays over 30 nights require a tenancy agreement. No Smoking No Pets Noise Restrictions: Strictly no parties or loud noises. Please be considerate of noise levels when entering and exiting the flat, especially after 11 PM. Visitors: No external guests in the apartment without prior written approval, as per police regulations. Cleaning Fee: Covers check-out cleaning only. Please maintain cleanliness, including kitchen clean-up (no leftover dirty dishes or garbage). Additional charges may apply for non-compliance. Electricity Usage notice: Italian homes have a limited electricity capacity. Using multiple appliances simultaneously may trip the main switch. To reset the power, turn off the devices before switching the electricity back on. The main switch, a white box, will be pointed out to you upon arrival. Plumbing: Only toilet paper should be flushed. Disposing of other items, especially feminine products, can cause blockages and may incur damage charges. Heating Regulations: Per local laws in Florence (zone D), heating is permitted only from November 1 to April 15. Lost Keys: A fee of €100 will be charged for each lost key set. Utilities for Long Stays: For stays exceeding 30 days, the guest is responsible for all utility bills, calculated based on actual usage at the end of the stay.
