This charming apartment of about 54 sqm, with a bedroom, separate kitchen and living room, is located on the second floor (30 steps) of a pleasant Art Nouveau building, which stands on the first hills surrounding Bologna, a short distance from the historic center. Guests have access to a fully equipped kitchen and are provided with bed linens and towels. Upon arrival, our staff will be waiting at the apartment to explain how everything works and to hand over the keys. During your stay, our staff is available to address any requests or concerns. The apartment was partially renovated in March 2025. The heating is autonomous, while the air conditioning is supplied via 1 portable unit. The position, close to the hills, gives a fresh and ventilated climate even in the hottest season. The floors are completely covered in parquet and go well with the modern and clean design of the wooden furniture, making it extremely welcoming and pleasant. The entrance leads directly into the airy living room of the apartment, furnished with a low cabinet where the 20” flat-screen TV complete with Apple TV is placed, in front of which the double sofa bed (140 x 200 cm) makes a fine display. A comfortable opening table completes the furnishings and offers space both for working and for welcoming up to 6 guests. On both sides of the living area the windows overlook the surrounding greenery, giving a serene and relaxed atmosphere to the environment. The kitchen is separated from the living room by a wall and extends along the entire wall; it is practical and functional, thanks to the cupboards built under the stairs, which provide a good space for the pantry. Guests can count on all the comforts of a modern kitchen, such as an electric oven, dishwasher, toaster, electric kettle and column fridge. The large bedroom has a comfortable double bed (160 x 200 cm), from which two bedside tables can be dramatically pulled out, a large chest of drawers and a spacious two-door sliding wardrobe complete the furnishings. The bathroom is located at the top of a custom-made staircase with 8 steps and is equipped with a practical shower box. The apartment has an uncovered parking space, inside the condominium garden. This property is dedicated to those looking for a quiet space surrounded by greenery, a stone's throw from the heart of the historic center of Bologna. It is close to the historic center, reachable with a walk of about 20 minutes on foot or in a few bus stops, as well as very convenient for the spectacular hillside park of Villa Ghigi or the panoramic park of San Michele in Bosco. The property is also located a short distance from the Rizzoli Hospital, an excellent orthopedic center, and the Villalba private clinic. The area is also served in terms of shops: along Via San Mamolo, or in the immediate vicinity, you can find a whole series of mini-markets, bars, clubs and restaurants, while in Piazza di Porta San Mamolo there is a daily market where you can buy vegetables and local products. Public transportation: Going down the stairs that lead from the building to Via Roncrio, you are just a few steps from the bus stop for buses 29 and 52, both of which allow you to reach the historic center and Piazza Maggiore in a handful of minutes.
