Cosy three-room apartment in a characteristic building in the historic center of Genoa, in the old district of Portoria. The apartment is located on the sixth floor (without elevator) and consists of: entrance hall, living room with sofa bed and TV, full kitchen with dining area and terrace on Piazza de Ferrari. A double bedroom and a bathroom with shower. The apartment is located in the heart of Genoa, 3 minutes walk from Piazza de Ferrari, in the old district of Portoria. Piazza De Ferrari named after the Duke of Galliera Raffaele De Ferrari, is the main square of Genoa, the center of the modern city. The nearest motorway exit is Genoa-Est on the A12 Motorway Genoa - Livorno, located in the Staglieno district, 5 km away. Urban transport: - Subway. The district is served by De Ferrari station of the Genoa metro, which was the terminus to the east until the opening of Brignole station in December 2012. There is also the structure of the Corvetto station, located between De Ferrari and Brignole stations and which was to be opened at the same time as the latter; however, some economic problems led the administrators to postpone the completion of the works and the subsequent opening to a date to be determined. At the moment (January 2022) the structure of the station is used as an air chamber for the line. - Bus. Many AMT city bus lines stop at Piazza De Ferrari or cross the district, connecting it with Sampierdarena, the Levante, Val Bisagno and the hilly areas above. Genoa Airport is 11 km from the apartment. Monthly rates: • 950,00€ for monthly rent; • 200,00€ for building fees; • 200,00€ for utilities (heating, water, electricity, gas); Total of monthly cost: 1.350,00€. You will pay once (una tantum, upon contract signature) the following amounts: • 950€: security deposit (it will be refunded after check-out if everything is OK); • 200,00€ (VAT included) for the final cleaning; • 170,00€ (VAT included) customer care services (every day from 9 a.m. to 9 p.m.), opening and closing of the rental contract, delivery and collection of keys in presence. Linen is not included. IMPORTANT!!! Please remember that no later than 3 business days prior to the check-in date, you will need to send the landlord the required documents for the rental agreement and pay the first installment of extra costs not collected from Spacest.com (utilities, building fees, final cleaning service, admin fee). If the documents and payment are not submitted on time, your check-in date could be postponed. IMPORTANTE!!! Ricorda che entro e non oltre 3 giorni lavorativi prima della data di check-in dovrai inviare al proprietario i documenti richiesti per il contratto di affitto e pagare la prima rata di oneri accessori non riscossi da Spacest.com (utenze, spese condominiali, pulizia finale, admin fee). Se la documentazione e il pagamento non saranno inoltrati nei tempi richiesti, la tua data di check-in potrà essere posticipata.

Cosa dovrai fare una volta confermata la prenotazione? 1) versamento deposito + spese accessorie a Roomless entro 7gg 2) firma contratto entro 7gg Per procedere alla firma del contratto è necessario essere in possesso di: 1) codice fiscale italiano 2) permesso di soggiorno (per extra ue) Cosa succede se non sono rispettati i termini sopra? La prenotazione viene cancellata automaticamente e perderai la commissione versata a Roomless e la mensilità in base alle policy di cancellazione pre check in. POLICY DI CANCELLAZIONE 1) cancellazione effettuata 60 o più giorni prima della data del Check-in: Per il Conduttore: rimborso del 100% della prima mensilità . 2) cancellazione effettuata tra il 59° e il 30° giorno prima della data del Check-in: Per il Conduttore: rimborso del 50% della prima mensilità. 3) cancellazione effettuata tra il 29° giorno o meno prima della data del Check-in: Per il Conduttore: Non vi è alcun rimborso. POST CHECK IN Se vorrai uscire prima del check-out previsto nella prenotazione, dovrai dare disdetta secondo i termini previsti sull’annuncio. WHAT HAPPENS AFTER THE BOOKING? What will you need to do once your reservation is confirmed? 1) proceed with the payment of the deposit plus additional charges to Roomless within 7 days from the booking confirmation 2) sign the contract within 7 days from the booking confirmation What happens if the above terms are not met? The reservation gets automatically canceled and you will lose the Roomless service fee. CANCELLATION POLICY 1) cancellation made 60 or more days before the Check-in date: For the Tenant: 100% reimbursement of the first month. 2) cancellation made between the 59th and 30th day before the Check-in date: For the Tenant: 50% reimbursement of the first month. 3) cancellation made between the 29th day or less before the Check-in date: For the Tenant: There is no refund. POST CHECK-IN If you need to check out before the agreed date, you have to give notice according to the terms indicated in the listing.
