Outside these hours or on weekends, check-in is only possible on request and with a €60 fee. Rental terms: Contracts have a default duration of 12 months with a minimum stay of 3 months. Termination requires 1 full calendar month’s notice and must be on the last day of a month. Note: the booking period and the contract period may differ. The contract always starts on the 1st of the month, even if you move in later. Full monthly rent is always due. All payments must be made before move-in. Move-in is only possible Monday to Friday, 10:00–16:00. Outside this time: €60 fee on request. Keys are collected at our office, not at the apartment. Not every room has a private key. Rooms are mixed-gender and no tenant information is shared in advance due to GDPR. Payments & fees: To complete your booking, pay the first month’s rent plus the Spacest service fee. Rent is held for 48 hours after check-in to confirm the room matches the listing. A one-time admin fee of €199 (not the same as the Spacest fee) is due after booking. GEZ (broadcast tax) of €17.50/month is mandatory by German law and shared among tenants. A rental deposit must be paid before check-in. Contract: Registration is possible. The contract can only end on the last day of a month (e.g., 30.06., 31.12.). After booking, you’ll receive an onboarding link to complete the contract and check-in process. Apartment info: All tenants are pre-screened. Residents are mixed-gender, aged 18–35, typically students or young professionals. Towels and bed linen are not provided. Your last name will be on the mailbox. Viewings are not possible, but rent is protected for 48 hours after move-in. Nicht alle Zimmer haben eigene Schlüssel. Die WG ist gemischtgeschlechtlich, und aufgrund der DSGVO geben wir keine Informationen über Mitbewohner im Voraus. Zahlungen & Gebühren: Zur Bestätigung deiner Buchung musst du die erste Monatsmiete + die Spacest-Servicegebühr zahlen. Die Miete wird 48 Stunden nach dem Einzug überwiesen, um sicherzustellen, dass das Zimmer der Beschreibung entspricht. Eine einmalige Verwaltungsgebühr von 199 € (nicht identisch mit der Spacest-Gebühr) ist nach der Buchung fällig. Die GEZ-Gebühr (17,50 €/Monat) ist gesetzlich vorgeschrieben und wird unter allen Mietern aufgeteilt. Die Kaution muss vor dem Einzug bezahlt werden. Vertrag: Eine Anmeldung beim Bürgeramt ist möglich. Der Vertrag kann nur zum Monatsende (z. B. 30.06., 31.12.) beendet werden. Nach der Buchung erhältst du einen Onboarding-Link, um den Mietvertrag abzuschließen und die Check-in-Details zu erhalten. Wohnungsinfos: Alle Mieter werden vorab geprüft. Die Mitbewohner sind gemischtgeschlechtlich, zwischen 18 und 35 Jahre alt, meist Studierende oder junge Berufstätige. Handtücher und Bettwäsche werden nicht gestellt. Dein Nachname wird am Briefkasten stehen. Besichtigungen sind nicht möglich, aber die Miete ist für 48 Stunden nach Einzug abgesichert, um sicherzustellen, dass das Zimmer der Anzeige entspricht.
