RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;

Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date;

If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per night

- Inquilini: la casa é composta da studenti o giovani lavoratori 20-28 anni. Si tende a mantenere un'occupazione divisa equamente tra inquilini di genere maschile e femminile.
- Accetta: Qualsiasi genere
- La permanenza minima contrattuale corrisponderà al periodo di prenotazione su Roomless. Qualora si desiderasse uscire prima del check-out selezionato in fase di prenotazione, si potrà esercitare l'opzione di uscita anticipata versando 1,5 mensilità. Nel caso in cui si volesse fare subentrare un inquilino (sia che lo trovi il proprietario sia che lo trovi l'inquilino attuale) si potrà uscire dall'appartamento pagando una spesa di servizio pari a 200€.In questo caso il contratto si chiuderà il giorno precedente all'ingresso del sostituto. Sarà comunque dovuta anche la spesa per la chiusura del contratto pari a 225€.. In ogni caso, 3 mesi  rispetto alla data di check-out, va comunicata la disdetta regolare per interrompere il contratto alla data stabilita; se non avverrà tale comunicazione, il contratto rimarrà attivo.
- L'appuntamento per l'ingresso in casa dovrà essere prenotato con almeno 3 giorni lavorativi di preavviso rispetto la data d'ingresso di tuo interesse.

- The minimum contractual stay will correspond to the booking period on Roomless. If you wish to leave before the check-out date selected at the time of booking, you may exercise the option of early departure by paying 1.5 month's rent. In the event that you wish to have a tenant take over (whether the owner or the current tenant finds him/her), you may leave the flat by paying a service charge of €200. In this case the contract will end the day before the replacement tenant moves in. A closing charge of €225 will also be due.. In any case, 3 months before the check-out date, the regular cancellation must be communicated in order to terminate the contract on the established date; if no such communication is made, the contract will remain active.

La casa è riservata ai non fumatori, ed è dotata di aria condizionata, wifi e lavatrice.  La cucina è equipaggiata con piatti, stoviglie e i principali elettrodomestici: forno, microonde e lavastoviglie. La zona notte è composta da  3 camere da letto con 3 matrimoniali e 1 letto singolo, e può ospitare fino a 7 persone. 4BNB - Luxury Mazzini Apartment dispone inoltre anche di: televisione.

CONDIZIONI DI AFFITTO:
Il prezzo mensile include le utenze di luce e gas fino ad un massimale. In caso di eccedenza, gli extra verranno dedotti dal deposito cauzionale. I dettagli verranno specificati sul contratto di affitto; i costi delle spese condominiali, Wi-Fi, acqua e spese di contratto sono inclusi nel casone mensile;


Recesso anticipato: dopo almeno un mese, potrai dare disdetta con un preavviso di almeno 21 giorni dalla data ultima di rilascio dell’immobile;

NB solo per i nostri appartamenti di Milano: per le prenotazioni con check- in tra il 18 marzo ed il 28 aprile 2026 inclusi, le prime due mensilità dovranno essere saldate anticipatamente e non saranno rimborsabili.Non è consentito il check out per le date comprese dal 17 aprile al 26 aprile 2026 inclusi.Applichiamo un contratto giornaliero: la mensilità è calcolata sui giorni esatti e sulla base dei 30 giorni: per esempio Dicembre è calcolato su 31 giorni, Febbraio su 28 ecc ec...;Gli orari di check-in e check-out verranno comunicati una volta finalizzata la prenotazione. CONTRATTO DI AFFITTO:È obbligatorio avere un Codice Fiscale valido per poter firmare il contratto di affitto; il contratto di affitto deve essere firmato prima dell’entrata in appartamento, altrimenti non saremo in grado di effettuare il check-in nei tempi accordati;
PAGAMENTI:
Una volta confermata la prenotazione, ti contatteremo per saldare entro e non oltre 2 settimane prima del check-in, il deposito cauzionale, che rimborseremo a 30 giorni dal check-out ed il costo delle pulizie iniziali e finali (costo obbligatorio che parte da €175) che varia a seconda della grandezza dell'appartamento. Per tutti gli appartamenti locati nella città di Roma, è richiesto il pagamento della city tax nel momento del check-in. Il costo è pari a €6 a notte, per persona.
Per tutti gli appartamenti situati a Bologna, lenzuola e asciugamani saranno forniti solo per i primi 15 giorni di soggiorno; set extra potranno essere forniti a pagamento.REGOLE DELLA CASA: E' severamente proibito fumare all'interno dell'appartamento.

4BNB - Luxury Mazzini Apartment is an Apartment cosy and with a Classic style, perfect for business and leisure stays.The Apartment is located in Roma  on the third floor and consists of 3 rooms . 4BNB - Luxury Mazzini Apartment enjoys a strategic location .  The house is non-smoking, and is equipped with air conditioning, wifi and washing machine. The kitchen is equipped with dishes, tableware and major appliances: oven, microwave and dishwasher.The sleeping area consists of  3 bedrooms with 3 double beds and 1 single bed, can accommodate up to 7 people.4BNB - Luxury Mazzini Apartment also offers: television.

RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date;

We apply a daily contract on 30 days: we calculate the rent in proportion to the number of days of your stay: e.g. December is calculated on 31 days, February on 28 etc etc…;
RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per night
-for all apartments located in Bologna, bed sheets and towels will be provided only for the first 15 days of stay; extra sets can be provided upon payments.HOUSE RULES: Smoking is strictly forbidden inside the apartment.
