EN BEFORE CHECK-IN Cancellation made 60 or more days before the Check-in date: 100% reimbursement of the first month paid. Cancellation made between the 59th and 30th day before the Check-in date: 50% reimbursement of the first month paid. Cancellation made less than 30 days before the Check-in date: There is no refund of the first month paid. AFTER CHECK-IN If the tenant wishes to find someone to take his place, he can post on Facebook about the room to find a student for the room until the end of the contract or longer. If the tenant cancels the contract but he finds someone to replace him, the property manager will charge you a cancellation fee of 90€ (this only applies when the change is fully confirmed by them). In addition to this, the tenant can ask the property manager to try to find another tenant for the room. If they are able to find a person to take the place before the tenant leaves, they will charge an administration fee of 200€ + an additional fee of 5% of the monthly rent x the months remaining in the contract. The deposit is refunded within 60 days of the end of the agreement, upon normal termination of the contract. The remaining of the last month's rent is refunded within less than 30 days after the new tenant checks in. In case of tenant replacement, the new tenant needs to pay a new deposit. -- PT ANTES DO CHECK-IN Cancelamento efectuado 60 ou mais dias antes da data de check-in: reembolso de 100% do primeiro mês pago. Cancelamento efectuado entre o 59º e o 30º dia antes da data de check-in: reembolso de 50% do primeiro mês pago. APÓS O CHECK-IN Se o inquilino desejar encontrar alguém para o seu lugar, pode publicar no Facebook sobre o quarto para encontrar um estudante para o quarto até ao fim do contrato ou mais. Se o inquilino rescindir o contrato mas encontrar alguém para o substituir, o gestor do imóvel cobrar-lhe-á uma taxa de rescisão de 90 € (isto só se aplica quando a mudança for totalmente confirmada por eles). Para além disso, o inquilino pode pedir ao gestor do imóvel que tente encontrar outro inquilino para o quarto. Se for possível encontrar uma pessoa para ocupar o lugar antes de o inquilino sair, será cobrada uma taxa de administração de 200 € + uma taxa adicional de 5% da renda mensal x os meses restantes do contrato. A caução é reembolsada no prazo de 60 dias a contar do fim do contrato, mediante rescisão normal do mesmo. O remanescente do último mês de renda é reembolsado num prazo inferior a 30 dias após a entrada do novo inquilino. Em caso de substituição do inquilino, o novo inquilino tem de pagar uma nova caução.
