Description

Recently renovated 8-bedroom apartment with 2 full bathrooms, including a suite. The apartment is located at Rua Filipe Folque, near the Picoas and Parque metro stations (one of the most premium neighborhoods in Lisbon). The kitchen is fully equipped (dishwasher, washing machine, stove, kettle, microwave and oven). IMPORTANT NOTES: 1. RESPONSIBILITY: In shared apartments, certain rules naturally apply to all tenants, regardless of whether they have a private bathroom. These rules are intended to ensure the proper functioning, maintenance and hygiene of the common areas and they apply to everyone without exception, especially when it is not possible to assign responsibility for damages/misuse to a specific tenant. Such measures are standard in shared living environments, helping to ensure that all tenants can enjoy a clean, safe and well-maintained apartment. 2. BILLS: Not included. They are €45 per person per month (€35 for water, electricity, gas, internet and €10 for the cleaning of shared spaces). You do not have to pay anything more if €45 per person is enough to cover all the bills, which is usually sufficient. 3. DEPOSIT: Equal to the value of one month’s rent. 4. AMOUNTS NECESSARY FOR RESERVATION: First month’s rent. 5. AMOUNTS NECESSARY UNTIL THE STARTING DATE: Deposit + last month’s rent (with bills) + missing bills from the first month’s rent. 6. OTHER RENTS: Must be paid by the last day of the previous month to which each one refers. 7. ADJUSTMENTS: Although the contract is fortnightly, whenever the first or last rent is for half of the month, it must be paid in full. The appropriate adjustments will be made to the rent for the following month and the rent for the previous month, respectively. 8. BED LINEN AND TOWELS: We only provide a mattress cover, a pillow, a pillow cover and a duvet (only one pillow per person). 9. FINAL CLEANING FEE: A fee of €50 for single rooms without WC or €60 for shared rooms or rooms with WC will be deducted from the Deposit at the end of the stay for the complete cleaning of the room and the provided linen. 10. GUESTS: Each tenant can receive in the room only 1 guest for a maximum period of 3 nights during the entire stay. 11. PHOTOS: Bedspreads, computers, decorative pillows, tote bags, clothing items, etc., are purely for illustrative/decorative purposes during photo sessions and will not be provided to any tenant. 12. CHECK-IN: Available between 3:00 PM and 10:00 PM (a €25 fee applies for check-ins after 10:00 PM). 13. CHECK-OUT: Must be completed by 11:00 AM. At departure, please leave the keys on the desk in your room. 14. KEYS: Only one set of keys will be provided. Tenants are responsible for the safe use of the keys during their stay. Avoid leaving keys in the lock or mailbox. In case of lost keys, damage to keys/locks or the need for technical assistance to access the property, tenants will be responsible for any related costs. 15. SMOKING: Strictly prohibited in all areas of the apartment, including bedrooms, shared spaces and any balconies. 16. TENANT'S PROFILE: Usually students and young professionals (or occasionally other profiles) aged between 20 and 30 years old. By confirming your reservation, you agree to these terms. (EN) EARLY RELEASE: If the RESIDENT decides to permanently leave the Property before the last month of the Accommodation Agreement, the RESIDENT must give the LANDLORD at least a 30 (thirty) days’ prior notice of termination of the Accommodation Agreement by e-mail. Compensation: In case of Early Release, the RESIDENT agrees to pay the rent for the month following that of the release and, in the absence of compliance with the notice period, to pay the rent equivalent to 2 (two) months. The RESIDENT also accepts and acknowledges that the Security Deposit will not be refunded. BREACH AND TERMINATION OF THE ACCOMMODATION AGREEMENT: If the RESIDENT is in breach of this Accommodation Agreement or the House Rules, in particular, if the RESIDENT fails to pay the rent on time or causes any significant damage to the Property, the LANDLORD has the right to terminate this Accommodation Agreement or demand immediate reinstatement and, in any case, claim compensation for any damages. Communication and effectiveness of Termination: The right of termination provided for in the previous number is exercised by registered letter with acknowledgment of receipt and by e-mail and takes effect 15 (fifteen) days after its receipt, unless the irregular situation is normalized within that period.
