Tutti i termini e le condizioni del contratto continueranno ad essere applicabili. Comprendiamo quanto sia importante l’esperienza dello studente e, qualora i corsi fossero online, il locatore si impegnerà a garantire, ove possibile e in linea con le direttive governative, la continuità del programma di esperienze ed eventi. Viaggi A causa della natura mutevole di divieti di viaggio e lockdown, il locatore valuterà i singoli casi individualmente. I viaggi per motivi di studio sono considerati essenziali; pertanto, è responsabilità dell’inquilino organizzare il proprio viaggio e il locatore non sarà responsabile per eventuali disagi o interruzioni legate agli spostamenti. Visti In caso di rifiuto del visto, vi preghiamo di informarci il prima possibile. Se avete presentato domanda di visto e questa è stata respinta, il locatore valuterà il singolo caso individualmente. È estremamente importante fornire comunicazione con relativa documentazione entro 5 giorni dal rifiuto del visto. Se siete prossimi alla partenza e riscontrate ritardi nell’ottenimento del visto, cercheremo di mantenere la disponibilità della vostra stanza mentre il visto è in fase di elaborazione. Assicuratevi di essere in possesso del visto corretto e di un valido posto universitario prima dell’arrivo, ove richiesto. È responsabilità dello studente mantenere uno status di visto valido. In caso di ritardo del visto, potreste comunque essere soggetti ai termini e alle condizioni del contratto. Cambio di idea Dopo la firma del contratto, i termini e le condizioni dello stesso, inclusi tutti i pagamenti, sono legalmente vincolanti per l’ospite. Una volta firmato il contratto di locazione, è necessario completare il pagamento anticipato dell’affitto secondo quanto indicato nel piano pagamenti del contratto. Mancato Check-in In caso di mancato check-in, l’ospite rimarrà responsabile del pagamento dell’affitto e di qualsiasi altra tariffa prevista dal contratto originale. Il locatore si riserva il diritto di agire per il recupero di eventuali somme dovute. POST CHECK-IN Recesso anticipato È richiesto un preavviso di 90 giorni per la risoluzione anticipata del contratto. Cancellazione dopo l’ingresso in struttura - Una volta effettuato il check-in e preso possesso dell’alloggio, la richiesta di rilascio del contratto sarà presa in considerazione solo in circostanze eccezionali. È necessario aver formalmente ritirato l’iscrizione all’Università e fornire una prova valida sotto forma di lettera di ritiro, firmata e su carta intestata dell’istituto. È inoltre richiesta una lettera di un medico o di una struttura sanitaria che attesti le motivazioni mediche del ritiro dall’Università. Non verrà concessa la risoluzione del contratto nei seguenti casi: - Lo studente è ancora iscritto all’Università e non ha ritirato ufficialmente l’iscrizione - Lo studente ha scelto di posticipare gli studi di un anno per motivi diversi da quelli sopra indicati - Lo studente ha lasciato l’Università volontariamente per qualsiasi altro motivo, inclusa la mancata ottenimento di finanziamenti, prestiti o risultati accademici adeguati - L’Università ha escluso lo studente dal corso per motivi disciplinari Una volta presa una decisione in merito alla risoluzione del contratto, tale decisione sarà definitiva. Eventuali ricorsi saranno gestiti secondo la procedura prevista dalla policy reclami del landlord. Subentro (Tenancy Takeover) È possibile richiedere il rilascio del contratto trovando un altro studente che subentri nella locazione. Vi invitiamo a contattarci per ricevere i dettagli della procedura. Il nuovo inquilino deve essere uno studente e deve essere approvato dal locatore affinché il subentro sia valido. Il subentro comporta il pagamento di una commissione amministrativa di 350 €. We understand that your experience is so important and if your courses are moved online, the landlord will ensure that our experience and events programme will continue where possible in line with government guidance. Travel Due to the changing nature of travel bans and lockdowns, the landlord will review these on an individual basis. Travel for education is considered essential; so it is the tenant’s responsibility to organize the travel and the landlord will not be liable for any travel disruption. Visas If you are denied a visa, please let us know as soon as possible. If you have applied for a visa and it has been refused, the landlord will review the single case on an individual basis. It’s extremely important you let us know it with evidence within 5 days of your visa being refused. If you are due to travel and experience issues obtaining a Visa, we will try to hold your room for you while your Visa is being processed. Please ensure that you have the correct visa and university place before you arrive where necessary. It is the student’s responsibility to maintain Visa status. If your Visa is delayed, you may be responsible for the terms and conditions of the agreement. If you change your mind After signing your agreement, the terms and conditions of the agreement, including all payments, are legally enforceable against the guest. Once you have signed the tenancy agreement you must complete the advanced rent payment set forth in the rent schedule of the agreement. Failure to Check In If you fail to check-in you will remain liable to pay any rent, or other fees associated with the original agreement, and we reserve the right to pursue for any sums outstanding in respect of the same. Post check-in: 90 days’ notice required for early termination POST CHECK-IN: Cancellation after you have moved in: Once you have moved into the residence, you will only be considered for a tenancy release in exceptional circumstances. You must have withdrawn from your University and provided a valid proof in the form of a withdrawal letter, signed on headed paper from the institution. You must also have a suitable letter from the doctor or medical institution detailing the issue of why you have withdrawn from University. Tenancy Releases for exceptional circumstances will not be granted where: - You are still at University and have not withdrawn from your course - You have chosen to defer for a year for any reason other than above - You have left University of your own volition for any other reason, including not attaining correct funding or loan, or suitable grades during the year - The University has removed the student from the courses for disciplinary reasons Once a tenancy release decision has been made, this decision is final and any appeal of this decision will be undertaken using the framework of the landlord complaints policy. Tenancy Takeover You may be able to arrange a release by finding someone else to take over your tenancy. Please get in touch and we will provide details of this process. The new tenant must be a student and the landlord must approve the new tenant for the tenancy takeover to be valid. This carries an administration fee of 350€.
