The apartment is furnished with new furniture as well as the room; it is located a few meters from bus stop, supermarket, pubs, restaurants, pharmacies, stores, the famous shopping street of the center, the herb market, etc. The university is within walking distance in a few minutes.
It consists of elegant entrance hall, large openspace equipped with all comforts (TV area with sofa bed and super-equipped dining area with access to the large private livable terrace), large windowed bathroom with new bathtub/shower, large storage room, 2 double bedrooms of which already occupied by another student. The rooms are both usable for single use to leave space even in the common parts in a decidedly large house.

No need to bring towels, sheets, blankets or kitchenware because everything is at your disposal!
CONDOMINIUM EXPENSES AND UTILITIES
The price for monthly rent is € 920 which includes all utilities, condominium expenses (doorman, light and stair cleaning, elevator, hot water and heating).
Contract with possibility of renewal. In case of early departure there is a full payment of the agreed total for the stay.

It is just a few meters from the bus stop, supermarket, pubs, restaurants, pharmacies, shops, the city center’s famous shopping street, the Mercato delle Erbe, etc. The university and the train station are both within walking distance.

The sleeping area consists of 1 bedroom with 1 double bed , and a living room with 1 sofa bed. The apartment is for non-smokers only and is provided with wifi, television, washing machine, and air conditioning. It's also equipped with hair dryer, iron and ironing board, towels and bed linen for the whole duration of your stay. The house is at your complete disposal and we've put care in every detail in order to welcome you in a clean and comfortable space, whether you're staying for business or just passing by to visit the city. RENTAL CONDITION:

Sarà comunque dovuta anche la spesa per la chiusura del contratto pari a 225€.. In ogni caso, 3 mesi rispetto alla data di check-out, va comunicata la disdetta regolare per interrompere il contratto alla data stabilita; se non avverrà tale comunicazione, il contratto rimarrà attivo.
- L'appuntamento per l'ingresso in casa dovrà essere prenotato con almeno 3 giorni lavorativi di preavviso rispetto la data d'ingresso di tuo interesse.

La casa è riservata ai non fumatori ed è dotata di comfort moderni come aria condizionata, connessione Wi-Fi, lavatrice e televisione. La cucina è completamente attrezzata con stoviglie, piatti e i principali elettrodomestici: microonde, frigorifero con congelatore e bollitore.

Riva di Reno 47 B is a cozy apartment with a modern style, ideal for both business and leisure stays. Located on the third floor without elevator, it is located in a strategic position in the heart of Bologna.
The apartment, consisting of two main rooms, can accommodate up to 4 people. The sleeping area includes a double bedroom with a bed that can be divided into two single beds on request when booking, and two double sofa beds located in the living area.
The house is for non-smokers only and is equipped with modern amenities such as air conditioning, Wi-Fi, washing machine and television. The kitchen is fully equipped with dishes, dishes and the main appliances: microwave, fridge with freezer and kettle.
The apartment is completed by a comfortable balcony, perfect for outdoor relaxation.

RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date;

RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.
In case of pets, additional charges will apply.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per night
