Questo ampio e luminoso appartamento con due camere da letto e due balconi, si trova al secondo piano (senza ascensore) di un palazzo residenziale che sorge all'inizio dei famosi colli Bolognesi, in un contesto silenzioso e immerso nella natura.

Gli ospiti hanno accesso a tutta la casa, uso completo della cucina, lenzuola e asciugamani vengono forniti. All'arrivo il nostro staff si troverà presso l'appartamento per spiegare il funzionamento delle dotazioni e consegnare le chiavi.

Questo grazioso appartamento di circa 80 mq, affacciato su una strada laterale, riservata e molto silenziosa, permette agli ospiti di soggiornare in mezzo alla natura, nonostante il contesto cittadino nel quale è inserito. E' dotato di riscaldamento autonomo e si trova a ridosso di Via San Mamolo, rendendo velocemente raggiungibile il centro storico in auto o con l'autobus. 

La porta di accesso all'immobile immette in un ampio ingresso, dal quale è possibile accedere a tutte le stanze. Il lato sinistro affaccia su un'ampia sala da pranzo, dotata di un divano che può essere trasformato in un letto singolo (80 x 200 cm) e di elegante tavolo che permette di accogliere fino a 6 commensali. L'arredamento è completato da una funzionale credenza in stile neoclassico. Tramite la sala da pranzo è possibile accedere a uno dei punti di forza della struttura: un terrazzino, attrezzato con un tavolino e la sua seduta, che affaccia su una verde collina. 
La cucina, situata sul lato opposto, mette a disposizione degli ospiti un corredo completo ed è attrezzata con lavastoviglie, forno, frigorifero a colonna, bollitore elettrico, macchina del caffè e piano cottura. E' presente un piccolo tavolo per due persone dove effettuare una piacevole colazione e il secondo terrazzo. 

La zona notte è composta da un salotto e una camera da letto. L'ampia camera padronale, collocata sul lato destro, è arredata con un comodo letto matrimoniale (160 x 200 cm)  e un capiente armadio a muro, lungo tutta la parte, che permette agli ospiti di avere tutto lo spazio necessario.
Il salotto è dotato di una Smart Tv da 50'' e da un comodo divano, che può essere trasformato in un letto matrimoniale, adagiato su un raffinato tappeto color panna, che esalta il contrasto di colori con il divano. 

Il bagno è collocato tra il salotto e la camera da letto ed è dotato di una vasca da bagno, che può essere utilizzata come doccia, e della lavatrice. 
Conclude l'appartamento un piccolo locale ripostiglio, dove è stato riposto tutto il corredo necessario per le pulizie e la cura della casa.

Bologna Dreams Toscanini

This charming apartment of about 54 sqm, with a bedroom, separate kitchen and living room, is located on the second floor (30 steps) of a pleasant Art Nouveau building, which stands on the first hills surrounding Bologna, a short distance from the historic center.

Guests have access to a fully equipped kitchen and are provided with bed linens and towels. Upon arrival, our staff will be waiting at the apartment to explain how everything works and to hand over the keys. During your stay, our staff is available to address any requests or concerns.

The apartment was partially renovated in March 2025. The heating is autonomous, while the air conditioning is supplied via 1 portable unit. The position, close to the hills, gives a fresh and ventilated climate even in the hottest season. The floors are completely covered in parquet and go well with the modern and clean design of the wooden furniture, making it extremely welcoming and pleasant.

The entrance leads directly into the airy living room of the apartment, furnished with a low cabinet where the 20” flat-screen TV complete with Apple TV is placed, in front of which the double sofa bed (140 x 200 cm) makes a fine display. A comfortable opening table completes the furnishings and offers space both for working and for welcoming up to 6 guests. On both sides of the living area the windows overlook the surrounding greenery, giving a serene and relaxed atmosphere to the environment.

The kitchen is separated from the living room by a wall and extends along the entire wall; it is practical and functional, thanks to the cupboards built under the stairs, which provide a good space for the pantry. Guests can count on all the comforts of a modern kitchen, such as an electric oven, dishwasher, toaster, electric kettle and column fridge.

The large bedroom has a comfortable double bed (160 x 200 cm), from which two bedside tables can be dramatically pulled out, a large chest of drawers and a spacious two-door sliding wardrobe complete the furnishings. The bathroom is located at the top of a custom-made staircase with 8 steps and is equipped with a practical shower box.

The apartment has an uncovered parking space, inside the condominium garden. This property is dedicated to those looking for a quiet space surrounded by greenery, a stone's throw from the heart of the historic center of Bologna.

Area:
The apartment is located in a highly strategic position, within the renowned San Mamolo district, full of greenery and Art Nouveau villas. It is close to the historic center, reachable with a walk of about 20 minutes on foot or in a few bus stops, as well as very convenient for the spectacular hillside park of Villa Ghigi or the panoramic park of San Michele in Bosco. The property is also located a short distance from the Rizzoli Hospital, an excellent orthopedic center, and the Villalba private clinic. The area is also served in terms of shops: along Via San Mamolo, or in the immediate vicinity, you can find a whole series of mini-markets, bars, clubs and restaurants, while in Piazza di Porta San Mamolo there is a daily market where you can buy vegetables and local products.

Public transportation: 
Going down the stairs that lead from the building to Via Roncrio, you are just a few steps from the bus stop for buses 29 and 52, both of which allow you to reach the historic center and Piazza Maggiore in a handful of minutes.

Parking: 
The apartment is outside the ZTL area. It is possible to park directly in the uncovered condominium parking space, inside the garden of the building.

Pets: Pets are allowed, there is an extra fee of € 100+VAT.

Appartamento comodo per viaggiatori singoli o coppie, in posizione centrale a Bologna.

Tramite un portone su strada si accede ad una corte interna pavimentata dove, passato un arco, si raggiunge l’entrata dell’appartamento al piano terra.
La zona giorno è composta da una cucina ben accessoriata con tavolo da pranzo, dotata anche di forno, microonde e bollitore.
La camera è arredata con un letto matrimoniale, due comodini con lampade da lettura, TV, un armadio capiente ed una scrivania. Un pratico bagno con doccia completa l’appartamento.
A disposizione degli ospiti ci sono anche il wi-fi e il riscaldamento.

*Il centro città è Zona a Traffico Limitato quindi consigliamo di lasciare la macchina in uno dei numerosi parcheggi e di godersi il centro storico a piedi.

Nel centro storico si trova Piazza Maggiore dove il fascino dei palazzi medievali si coniuga perfettamente con la modernità. Imperdibili la Fontana di Nettuno del Giambologna e le Torri Medievali, quella degli Asinelli e la Garisenda, parte di un ricco patrimonio culturale conservato nei numerosi musei, gallerie ed edifici religiosi. Impossibile lasciare Bologna senza aver assaggiato i suoi prodotti enogastronomici, tra cui la mortadella, i tortellini, il ragù alla bolognese accompagnati dai noti vini DOC dei Colli Bolognesi! Ricca di mostre, fiere ed eventi culturali, Bologna è una città in grado di sorprendere tutto l’anno.

A 5 minuti di distanza c’è la fermata dell’autobus “Farini” che in 10 minuti permette di raggiungere la stazione centrale mentre l’aeroporto dista 20 minuti in auto.
