Il soggiorno, arredato con un comodo divano e una libreria, offre un panorama mozzafiato su Castiglion Fiorentino e la Torre del Cassero. Infine, la camera matrimoniale, accogliente e rilassante, vi permetterà di riposare al meglio dopo una giornata intensa.

Situata nella prestigiosa località di Mammi, l’abitazione dista solo 3 minuti di auto dal centro di Castiglion Fiorentino e dal famoso Piazzale Garibaldi. 
Ogni anno, la terza domenica di giugno, questo piazzale ospita il tradizionale Palio dei Rioni, un evento equestre che richiama numerosi visitatori.

CONDIZIONI DI AFFITTO: 
Il prezzo mensile include le utenze di luce e gas fino a un massimale. Se il consumo supera tale limite, l’eccedenza verrà detratta dal deposito cauzionale. Le spese condominiali, il Wi-Fi e l’acqua sono inclusi nel canone mensile, come indicato nel contratto.

Per poter procedere alla firma del contratto è necessario essere in possesso di:

Il contratto di affitto deve essere firmato prima dell’ingresso nell’appartamento; in caso contrario, non sarà possibile effettuare il check-in secondo i tempi stabiliti.

Mammi's House

Ada e Sabo is a historic residence located in the center of Cortona, an ancient village of Etruscan origins full of charm and history. We are on the third and top floor of the imposing Palazzo Passerini, one of the historic buildings that symbolize the city. We are in a privileged location, close to all the services and attractions of the city, a stone's throw from the main squares and streets, but at the same time the apartment is in an elevated position which gives it silence and extraordinary views over the town and the surrounding landscape.

The apartment is about 100 square meters and can comfortably accommodate up to 6 people. Internally it has only a few steps that divide the rooms. It is characterized by an elegant and refined design, with great attention to detail and an eye to the conservation of the historical details of the structure. The frescoed walls, the original terracotta floors and the exposed wooden beams combine to create a refined and relaxing environment, ideal for both short and long stays.
Casa Ada e Sabo has two entrances, one from the small and characteristic Piazza Passerini and one from the internal condominium courtyard, where there is also a particular garden for common use.

Once inside the apartment you will find a bright living room composed of a sofa, Smart TV and a large dining table, the ideal and convivial meeting place at the end of the day. The kitchen is small and functional, complete with everything needed to prepare your favorite dishes.

Then we find the 3 double bedrooms, all with their own personality: the first is the "Room of the amphorae", a beautiful 19th-century neoclassical room decorated with scenes from the classical myth and overlooking the city. The second is the "Room of the bees" characterized by decorative panels embellished with a frame of stylized bees and two beautiful windows that offer two unforgettable points of view over the city and the landscape. The last is the "Garden Room" decorated with geometric and floral motifs and characterized by the view on the palace garden. Two bathrooms with shower complete the apartment.

Immersed in the rolling hills that surround the beautiful Etruscan town of Cortona rises Villa delle Fragole, a beautiful stone building ideal for those who want to experience a holiday with all the beauties Tuscany has to offer. Villa Magnolia

Villa Patrizia is a beautiful property with swimming pool at the foot of the beautiful Etruscan town of Cortona in the province of Arezzo.

The property was recently restored and characterized by the typical Tuscan style with wooden beams ceilings and tiled floors, it is the ideal place to spend a wonderful holiday in the quiet of the Tuscan countryside.

The Villa is completely fenced with access via automated gate. Two big cypresses characterize the main façade, here the traveller will be able to be cautch by the Tuscan atmosphere. The garden is spread over an area of 5000 meters and it follows the contours of the hill. An outdoor paved in brick dining area, under the patio just outside the kitchen, equipped with BBQ, table and chairs, is the perfect area for your outdoor meals. Around the house there are several reading and relaxation areas to enjoy your stay. The area where the pool is located is arranged on different levels and surrounded by olive trees, you find the pool in the lower level (4x8 with a maximum depth of 2 meters and a min of 1.20, opening time May 1st - Sept 30th), a solarium furnished with deck chairs and sun beds, shower and a gazebo which allow you to enjoy the pool area even during the hottest hours of the day. The jacuzzi is located on the upper level, surrounded by two  ancient olive trees. At guests disposal Free Wifi covering the outdoor and indoor area of the villa, one wide parking area.

The villa is arranged on three floors placed on the natural terraces of the ground. On the ground floor we find a well-equipped kitchen with direct access to the outdoor area, a living/dining area with fireplace, sofa units and a dining table for 10 people, one bathroom, 1 double queen size bedroom and 1 double bed. 

An internal staircase leads to the first floor where there is  one bedroom with one double queen size bed, two single beds and one bathroom. 

In the basement we find a living area with kitchenette and a dining area, while in the sleeping area there is one bedroom with a double queen size bed and one single bed, one bathroom, an other double queen size bedroom with ensuite bathroom. Both rooms have direct exit to the garden.

The Villa is Air-conditioned and it has mosquito nets.

The property can accommodate up to 11 people (9 adults + 3 children) thanks to its 5 bedrooms and its wide common areas.

Appartamento Zefferini

Nestled in the rolling hills of the Chiana Valley, at the foot of the beautiful town of Cortona, we find ourselves facing a majestic villa which, from its raised position, overlooks and masters the surrounding area, rich in cultivated fields of sunflowers, olive and vineyards: Villa Anita

The villa, recently renovated (the works were completed in October 2015), was built entirely of stone and is set in a large garden full of flowers and plants. Its location makes it the ideal place to discover the most beautiful towns of Tuscany and Umbria such as Cortona, Montepulciano, Montalcino, Perugia, Assisi, Pienza and many more, all within less than an hour's drive. The garden is private and has ample private parking. The beautiful swimming pool (6 x 12 m, minimum height of 1 m - maximum height 1.70 m, open from mid May to September) is placed in a panoramic position and well exposed to the sun. The pool is equipped with massage jets and complete with sun beds, chairs, umbrellas and solar shower. From the pool the view gets lost in the surrounding countryside, a landscape that with its colors and perfumes will leave you breathless and give you unforgettable sunsets.

Outside you will also have a barbecue, table and chairs at your disposal ideal for al fresco dining, perhaps accompanied by one of the great wines produced in this area.

The villa is accessed directly and easily from the scenic road leading from Cortona to Farneta, whose Abbey is definitely worth a visit. Continuing after Farneta you easily arrive to the A1 highway, convenient in order to reach more distant cities such as Rome or Florence.
The interiors of Villa Anita are spacious, bright and characterized by ceilings with exposed wooden beams and terracotta floors that recall the rustic Tuscan style, famous all over the world. The villa develops on three floors and is divided into three apartments communicating with each other, a feature that makes it perfect for large groups to be all together but at the same time however preserve their privacy. One can access the ground floor from three different entrances: the first will give you access to a living room with a stone fireplace, sofa and satellite TV which leads to a fully equipped kitchen and dining table and to a single room, a double bedroom and a bathroom with shower. The second entrance will give you access to the largest room of the house, complete with a stone fireplace and a large dining table. From here you reach the first floor via a stone staircase where you will find a master bedroom with bathroom with both shower and bath. The salon continues into a second kitchen, also fully stocked with dining table and satellite TV. The ground floor is completed by two further bedrooms, one double and one bedroom with bunk beds and bathroom with shower.

From the lounge you can go down to the last floor, the basement which also has a direct exit to the swimming pool. The basement consists of a large room which can be double or twin and a second bedroom open to the living area where you will have a third stone fireplace, sofa, satellite TV and a fully equipped kitchenette and dining table. In the basement there are two bathrooms: one with shower and one composed of only toilet (no shower).
