Maderno 4 is an apartment cosy and functional, perfect for business and leisure stays.The apartment is located in Milano on the first floor with lift and consists of 1 room.Maderno 4 enjoys a strategic location.The house is non-smoking, and is equipped with air conditioning, wifi and washing machine.The kitchen is equipped with dishes, tableware and major appliances: oven, dishwasher and fridge/freezer.The sleeping area consists of 1 single sofa bed in the living area and 1 bedroom with 1 double bed, can accommodate up to 3 people.The outdoor space consists of the terrace.Maderno 4 also offers: television.

RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date;

N.B. only for our properties located in Milan: for the bookings with check-in between March the 4th and April the 15th 2025 included, the first two months of your booking must be paid in advance and won't be refundable. 
The check out between 3rd April and 13th April 2025 included is not allowed.


We apply a daily contract on 30 days: we calculate the rent in proportion to the number of days of your stay: e.g. December is calculated on 31 days, February on 28 etc etc…;
RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per nightHOUSE RULES: Smoking is strictly forbidden inside the apartment.

- La permanenza minima contrattuale corrisponderà al periodo di prenotazione su Roomless. Qualora si desiderasse uscire prima del check-out selezionato in fase di prenotazione, si potrà esercitare l'opzione di uscita anticipata versando 1,5 mensilità. Nel caso in cui si volesse fare subentrare un inquilino (sia che lo trovi il proprietario sia che lo trovi l'inquilino attuale) si potrà uscire dall'appartamento pagando una spesa di servizio pari a 200€.In questo caso il contratto si chiuderà il giorno precedente all'ingresso del sostituto. Sarà comunque dovuta anche la spesa per la chiusura del contratto pari a 225€.. In ogni caso, 3 mesi  rispetto alla data di check-out, va comunicata la disdetta regolare per interrompere il contratto alla data stabilita; se non avverrà tale comunicazione, il contratto rimarrà attivo.
- L'appuntamento per l'ingresso in casa dovrà essere prenotato con almeno 3 giorni lavorativi di preavviso rispetto la data d'ingresso di tuo interesse.

If you wish to leave before the check-out date selected at the time of booking, you may exercise the option of early departure by paying 1.5 month's rent. In the event that you wish to have a tenant take over (whether the owner or the current tenant finds him/her), you may leave the flat by paying a service charge of €200. In this case the contract will end the day before the replacement tenant moves in. A closing charge of €225 will also be due.. In any case, 3 months before the check-out date, the regular cancellation must be communicated in order to terminate the contract on the established date; if no such communication is made, the contract will remain active.
.- Check-in will be guaranteed at least 48 hours after your first contact with the property.
