Completamente ammobiliato e ristrutturato di recente (fine 2024), dispone di aria condizionata in tutte le stanze, una cucina completamente attrezzata con lavastoviglie, e lavatrice. Lo spazio è stato ottimizzato per offrire comfort e funzionalità anche per soggiorni prolungati.

The apartment is located on the fifth floor in an ancient Umbertine building with lift.
It consists of an entrance hall with bookcase, two bedrooms both with air conditioning and a balcony overlooking the communal courtyard garden.
The first is a bedroom with a double bed, desk and large wardrobe. The second is a bedroom/living room with a single bed, double sofa/bed, television, small PC table and wardrobe.
The house is completed by an eat-in kitchen with built-in kitchen, table for 4 people and smart TV and a large bathroom with glass shower cubicle and washing machine, with a balcony overlooking the internal courtyard for drying clothes.
The house is equipped with Iliad wireless fiber optics.
The area is perfect for getting around the city, close to all destinations with buses, metro and trains, very easy to reach the airports and move around the city center on foot.
We rent for transitory uses (with proven transitory needs)

UTILITIES
Utilities are paid at a flat rate up to a maximum, in case of excess, the extras will be deducted from the security deposit. The details will be specified on the rental contract.

- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.
In case of pets, additional charges will apply.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per night

Questo elegante appartamento di 50 metri quadrati si trova al terzo piano di un palazzo dotato di ascensore, in una delle zone più caratteristiche di Roma. L'abitazione, sviluppata su un unico livello, presenta un design shabby chic che unisce elementi vintage e comfort contemporanei, creando un'atmosfera accogliente e raffinata. La posizione al terzo piano garantisce luminosità naturale e tranquillità, mentre la presenza dell'ascensore assicura comodità di accesso.
L'appartamento è composto da una camera da letto con letto matrimoniale, un soggiorno arredato con gusto che include un comodo divano letto matrimoniale per ospiti aggiuntivi e una televisione per momenti di relax. La cucina è completamente attrezzata con tutti gli elettrodomestici essenziali: forno, lavastoviglie e frigorifero con freezer, permettendo di preparare comodamente i pasti durante il soggiorno. Un bagno completo di tutti i servizi completa la distribuzione degli spazi interni.

Per prenotazioni con check in compreso tra il 07 gennaio e il 24 febbraio 2026 incluso, le prime due mensilità dovranno essere saldate anticipatamente e non saranno rimborsabili. 

Il check out non sarà possibile per le date comprese dal 03 febbraio al 22 febbraio 2026 incluso.
Per il mese di febbraio 2026 la tariffa può subire variazioni.
Applichiamo un contratto giornaliero: la mensilità è calcolata sui giorni esatti e sulla base dei 30 giorni: per esempio Dicembre è calcolato su 31 giorni, Febbraio su 28 ecc ec...;Gli orari di check-in e check-out verranno comunicati una volta finalizzata la prenotazione. CONTRATTO DI AFFITTO:È obbligatorio avere un Codice Fiscale valido per poter firmare il contratto di affitto; il contratto di affitto deve essere firmato prima dell’entrata in appartamento, altrimenti non saremo in grado di effettuare il check-in nei tempi accordati;

PAGAMENTI:
Una volta confermata la prenotazione, ti contatteremo per saldare entro e non oltre 2 settimane prima del check-in, il deposito cauzionale, che rimborseremo a 30 giorni dal check-out ed il costo delle pulizie iniziali e finali (costo obbligatorio che parte da €175) che varia a seconda della grandezza dell'appartamento. 
In caso di presenza di animali domestici, saranno applicati sovrapprezzi.
Per tutti gli appartamenti locati nella città di Roma, è richiesto il pagamento della city tax nel momento del check-in. Il costo è pari a €6 a notte, per persona.

This elegant 50 square meter apartment is located on the third floor of a building equipped with an elevator, in one of the most characteristic areas of Rome. The house, developed on one level, has a shabby chic design that combines vintage elements and contemporary comfort, creating a welcoming and refined atmosphere. The position on the third floor guarantees natural light and tranquility, while the presence of the elevator ensures easy access.
The apartment consists of a bedroom with a double bed, a tastefully furnished living room that includes a comfortable double sofa bed for additional guests and a television for moments of relaxation. The kitchen is fully equipped with all the essential appliances: oven, dishwasher and fridge with freezer, allowing you to conveniently prepare meals during your stay. A bathroom complete with all services completes the distribution of the interior spaces.
The apartment has all the necessary amenities for a comfortable stay: air conditioning to maintain the ideal temperature throughout the year, fast Wi-Fi to always stay connected, and a practical washing machine for autonomous laundry management. The spaces have been designed to ensure maximum comfort for up to 4 people, with the possibility of using the sofa bed for additional guests. The apartment is strictly non-smoking, ensuring an environment that is always fresh and clean.

RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date;

RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.
