RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date;

We apply a daily contract on 30 days: we calculate the rent in proportion to the number of days of your stay: e.g. December is calculated on 31 days, February on 28 etc etc…;
RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per night
-for all apartments located in Bologna, bed sheets and towels will be provided only for the first 15 days of stay; extra sets can be provided upon payments.HOUSE RULES: Smoking is strictly forbidden inside the apartment.

Ampio open space, confortevole e luminoso, recentemente ristrutturato, situato nella parte più antica e caratteristica del paese,  a 50 mt. dal lago, vicino al pontile del battello con il quale si possono comodamente raggiungere i paesi più belli del lago di Como. La angolo cottura è completa di accessori, piatti, stoviglie ed elettrodomestici: frigorifero, lavastoviglie, piastre a induzione e microonde. La zona notte è composta da 1 camera con 1 letto matrimoniale e 1 divano letto. L’appartamento è riservato ai non fumatori ed è dotato di wifi e televisione. Sono inoltre presenti asciugacapelli, asse e ferro da stiro, asciugamani e biancheria da notte per l'intera durata del soggiorno. L'appartamento si trova  al secondo piano senza ascensore, in zona ZTL senza possibilità di effettuare carico/scarico con la macchina  Rimane completamente a vostra disposizione ed ogni dettaglio è stato pensato per accogliervi in un ambiente pulito e confortevole. Abbiatene cura, siete i benvenuti! E' obbligatorio essere in possesso di una carta di credito da lasciare a garanzia contro eventuali danni. Non si accettano carte prepagate e bancomat.

Large open space  comfortable and bright, recently renovated, located in the oldest and most characteristic part of the town, 50 meters away. from the lake, near the pier of the boat with which you can easily reach the most beautiful villages of Lake Como. RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per night
-for all apartments located in Bologna, bed sheets and towels will be provided only for the first 15 days of stay; extra sets can be provided upon payments.HOUSE RULES: Smoking is strictly forbidden inside the apartment.

L’ampia zona giorno, anch’essa molto luminosa grazie alle grandi finestre, comprende una cucina a vista completamente attrezzata, un comodo divano e un tavolo da pranzo. Recesso anticipato: dopo almeno un mese, potrai dare disdetta con un preavviso di almeno 21 giorni dalla data ultima di rilascio dell’immobile;

Una volta confermata la prenotazione, ti contatteremo per saldare entro e non oltre 2 settimane prima del check-in, il deposito cauzionale, che rimborseremo a 30 giorni dal check-out ed il costo delle pulizie iniziali e finali (costo obbligatorio che parte da €175) che varia a seconda della grandezza dell'appartamento. Per tutti gli appartamenti locati nella città di Roma, è richiesto il pagamento della city tax nel momento del check-in. Il costo è pari a €6 a notte, per persona.

You can also easily access the dock on the lake to navigate its waters and reach breathtaking destinations such as Bellagio and Varenna. It's the ideal solution to experience all the different aspects of the city.The apartment is suitable for five guests in its two bright bedrooms, one double and one single with a desk and a double sofa bed in the living room. The spacious living area, also flooded with natural light thanks to the large windows, features a equipped kitchen, a comfortable sofa, and a dining table. Completing the accommodation is a large bathroom with a bathtub, which also includes a washing machine for added convenience.

RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
