Los suelos en el apartamento son de parque y en el baño tiene azulejos porcelana blanco. Los impresionantes techos datan del siglo 19.

Está ubicado en la zona de Ciutat Vella, a pocos metros de las Ramblas y a 10 min caminando del mar. Por la zona, se puede disfrutar de un sin fin de actividades, tanto museos, teatros, tiendas, restaurantes, bares, centros comerciales etc.

FIANZA:

CONTRATOS:

CHECKIN:

1. 1. Efectivo (se puede pagar en la oficina, sólo para entradas en días laborables antes de las 18:00)

Spacious, bright and modern apartment for rent, fully equipped and furnished. Entering the apartment, you will find a very spacious living room and kitchen. It has two double rooms and one single. It has two complete bathrooms.

The floors in the apartment are parquet and in the bathroom it has white porcelain tiles. The impressive ceilings date from the 19th century.

It is located in the Ciutat Vella area, a few meters from Las Ramblas and a 10-minute walk from the sea. In the area, you can enjoy endless activities, including museums, theaters, shops, restaurants, bars, shopping centers, etc.

Please, note that we charge 16.33% per rented month as an agency fee, to be paid only once on or before the check-in date. Internet included in the rental price, all other bills are to be paid separately (100/150 euros per month). For renting, students will need to provide guarantor information (should be their parents), while workers will be required to provide their three most recent payslips and their employment contract. Those self employed can show their tax d(hidden)ration. If you want to avoid showing any information, you can pay your rent + bills all together

DEPOSIT:
- up to 6 months rental period: The deposit fee is one monthly rent month
- more than 6 months rental period: the deposit fee is two monthly rent.

BILLS:
The bills mentioned in the listing are an estimate, at the end of your tenancy you will be shown how much has been consumed and accordingly the difference will be charged to you or returned to you

CONTRACTS:
- Contracts will be sent to each tenant and guarantor’s email. The contracts should be digitally signed by everyone mentioned in the contract, including guarantor.

CHECKIN:

If the check in is after working hours or on weekends an agent will be sent to the apartment with keys. A late check in fee of 25 euros to be paid in cash for check ins after 9pm, and 40 euros after 11pm.

PAYMENT:
You have 3 options to pay the balance
1. Cash (can be paid in office, only for checkins on weekdays before 6pm)
2. Card (can be paid in office if checkin is on a weekday before 6pm, or an instant link payment can be sent for weekend checkins or those who want to pay in advance - please note a card fee of 2.5% on the final amount will be charged for card payments)
3. Bank Transfer - the amount should show in our bank account on or before your check in day.

El precio de la habitación incluye todos los gastos y servicios descritos más adelante en este texto. La estancia mínima de alquiler aceptada es de 32 noches. Bajo ninguna circunstancia aceptamos estancias turísticas. Solo aceptamos estancias de medio-largo plazo para estudiantes y jóvenes profesionales que necesitan una habitación para uso de vivienda. La duración de nuestros contratos va desde 32 días hasta 6 meses y puedes hacer tantas extensiones de contrato como desees por períodos sucesivos de un máximo de 6 meses cada extensión. La duración máxima inicial de contrato es de 6 meses más una extensión automática, es decir; de un año.

El inquilino deberá desembolsar una fianza de 1500€ que le será devuelta al finalizar su contrato, descontando 400€ en concepto de service fee no retornable (tasas de servicio y gastos administrativos) que se describen más adelante.  

El pago de la fianza y el service fee se realiza directamente con el gestor de la propiedad a más tardar dentro de las 48 horas inmediatamente posteriores a la confirmación de la reserva y, en todos los casos, debe abonarse antes de la entrega de llaves y el Check-in efectivo. 
	
CONDICIONES DE LA RESERVA:

-Fianza: 1100 € retornables al finalizar el contrato.

-Service Fee: 400€ por persona.

-Contrato mensual: El pago de la renta se realiza por meses naturales completos, independientemente de la fecha de entrada y salida del cliente en el mes correspondiente.

-Coste Extensión de contrato: 60€ por persona. 

-Tarifa para Parejas: Si la habitación es adecuada para parejas, el alquiler mensual aplicable para parejas es de 980 euros, lo que supone 490 euros por persona con todos los suministros y servicios incluidos.

-Suministros incluidos hasta un límite de 40 euros por persona. En caso de que se sobrepase el límite, el excedente se repartirá entre todos los inquilinos del piso.

-Apartamentos de Diseño: apartamento y habitación totalmente diseñados y amueblados con estilo por nuestro equipo de interioristas.

-Contrato legal: con una empresa local legalmente registrada y que te dotará de mayor seguridad jurídica.

-Ropa de cama y almohadas: La habitación se entrega con ropa de cama y cojines decorativos. 
Cocina completamente equipada: con los utensilios y menaje estándar que puedas necesitar.

-Suministros incluidos en el precio: WiFi de alta velocidad, luz, agua y gas (incluidos dentro de un uso responsable y razonable)

-Atención al Cliente: Estamos para ti; y por eso te ofrecemos nuestro servicio profesional de atención al cliente en horario de oficina.

-Servicio de Centro de Llamadas para Emergencia Graves 24h: Podrás llamar a nuestra centralita externa 24h para Emergencias Graves. 

-Servicio de Limpieza Profesional: La limpieza para el mantenimiento de las zonas comunes del apartamento está incluida en el precio y es realizada por nuestro personal de limpieza profesional. 

-Gestión de Servicios de mantenimiento Profesional: Nuestro Departamento de Atención al Cliente se encarga de gestionar y mediar con los técnicos de mantenimiento en cualquier incidencia que puedas tener durante tu estancia. 

-Servicio de Check-in 24h: con suplemento adicional si el servicio es requerido fuera del horario laboral de oficina. 

-Servicio de Apertura de Puertas 24h: En el caso de que pierdas las llaves, puedes llamar a nuestra centralita para que un agente vaya a abrirte la puerta 24h/ 365 días. (60€ suplemento adicional por servicio si es requerido el servicio)

HORARIO DE CHECK-IN: 

-Regular Check-in: Gratis de 15:00 a 19:00 los días laborales. 

-Late Check-in 24h: Se aplicará un costo de check-in tardío de 60€ para los Check-in fuera del horario de Check-ins regulares.

Landlord policies


The price of the room includes all the expenses and services described later in this text. The minimum accepted rental stay is for 32 nights. Under any circumstances we do not take touristic stays. We only accept mid-long term stays for students and young professionals for home use. We offer contract lengths ranging from 32 days to 6 months and you can make as many contract extensions as you wish for successive periods of maximum 6 months each extension. The initial maximum duration of the contract is 6 months plus an automatic extension, that is; one year.


The tenant must pay a deposit of € 1500 that will be returned at the end of their contract, deducting € 400 as a non-returnable service fee (service fees and administrative expenses) that are described later.


The payment of the deposit and the service fee is made directly with the property manager at the latest within 48 hours immediately after the booking is confirmed and, in all cases, must be paid before the delivery of keys and the effective check in dat


RENTAL CONDITIONS:


-Security Deposit: € 1100 returnable at the end of the contract.

-Service Fee: € 400 per person.

-Monthly contract: The payment of the rent is made for full calendar months, regardless of the date of entry and exit of the client in the corresponding month.

-Cost Extension of contract: € 60 per person.

-Supplies included in the price: high-speed WiFi, electricity, water and gas (included within a responsible and reasonable use, up to 40€/month/tenant).

-Customer Support: We are here for you; and that is why we offer you our professional Customer Service during office hours.

-Call Center Service for Serious Emergencies 24h: You can call our external control unit 24h for Serious Emergencies.

-Professional Cleaning Service: Cleaning for the maintenance of the common areas of the apartment is covered in the price and delivered by our professional cleaning staff.

-Management of Professional Maintenance Services: Our Customer Support Department is in charge of managing and mediating with the maintenance technicians in any incident that you may have during your stay.

-Check-in service 24h: With additional supplement if the service is required outside office working hours.

-Opening Service 24h: in the event that you lose the keys, you can call our external control unit so that an agent will open the door for you 24h / 365 days. (€ 60 additional supplement per service if the service is required.

CHECK-IN TIME:

-Regular Check-in: Free from 03:00 p.m to 07:00 p.m on business days.

-Late Check-in 24h: A late check-in cost of € 60 will be applied for Check-ins outside the regular Check-ins hours.

Una vez pagada su reserva recibirá un único email de bienvenida de su casero con toda la información e instrucciones que necesita y donde le solicitará la documentación personal y datos bancarios para realizar el contrato de alquiler. MUY IMPORTANTE QUE INDIQUE CORRECTAMENTE SU NÚMERO DE TELÉFONO Y EMAIL PARA EVITAR QUE NO PUEDAN CONTACTAR Y CORRER EL RIESGO DE PERDER LA RESERVA.
Si el propietario no recibe toda la documentación necesaria previamente solicitada por email y el pago de la cantidad total antes del check in, tendrá que pagar 181,50€ adicionales por un contrato de última hora.
Días antes de la mudanza se pondrán en contacto con usted para concretar el horario del check in. 

NO DEBE APARECER EN EL CONTROL DE MOROSIDAD EL INQUILINO POR QUE SINO CORRE RIESGO LA RESERVA 

ATENCIÓN: Si la reserva se realiza EL MISMO DÍA, el registro de entrada deberá efectuarse al menos 48 HORAS DESPUÉS. No podemos hacer entradas el mismo día.
Los contratos son quincenales, abonando así la quincena completa del mes según el día de reserva. Si el Check in se hace del día 20 del mes en adelante, tendrá que abonarse también el mes siguiente para evitar dos pagos seguidos.
