RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per night
-for all apartments located in Bologna, bed sheets and towels will be provided only for the first 15 days of stay; extra sets can be provided upon payments.HOUSE RULES: Smoking is strictly forbidden inside the apartment.

Proseguendo verso sinistra, si entra nella zona giorno, un ambiente luminoso che integra la cucina con il soggiorno in un’unica armoniosa area. La cucina, pur mantenendo dimensioni compatte, è completa di tutti gli elettrodomestici moderni e funzionali per garantire una preparazione comoda e piacevole dei pasti. Il piano cottura è progettato per ottimizzare gli spazi, mentre le superfici sono curate nei dettagli, creando un ambiente che coniuga estetica e praticità. La zona giorno si estende verso un comodo divano, perfetto per momenti di relax, e un camino che, oltre ad aggiungere calore, dona un tocco di carattere all’ambiente. Recesso anticipato: dopo almeno un mese, potrai dare disdetta con un preavviso di almeno 21 giorni dalla data ultima di rilascio dell’immobile;

NB solo per i nostri appartamenti di Milano: per le prenotazioni con check-in tra il 04 marzo e il 15 aprile 2025 inclusi, le prime due mensilità dovranno essere saldate anticipatamente e non saranno rimborsabili.Non è consentito il check out per le date comprese dal 3 al 13 aprile 2025 incluse.Applichiamo un contratto giornaliero: la mensilità è calcolata sui giorni esatti e sulla base dei 30 giorni: per esempio Dicembre è calcolato su 31 giorni, Febbraio su 28 ecc ec...;Gli orari di check-in e check-out verranno comunicati una volta finalizzata la prenotazione. CONTRATTO DI AFFITTO:È obbligatorio avere un Codice Fiscale valido per poter firmare il contratto di affitto; il contratto di affitto deve essere firmato prima dell’entrata in appartamento, altrimenti non saremo in grado di effettuare il check-in nei tempi accordati;
PAGAMENTI:
Una volta confermata la prenotazione, ti contatteremo per saldare entro e non oltre 2 settimane prima del check-in, il deposito cauzionale, che rimborseremo a 30 giorni dal check-out ed il costo delle pulizie iniziali e finali (costo obbligatorio che parte da €175) che varia a seconda della grandezza dell'appartamento. Per tutti gli appartamenti locati nella città di Roma, è richiesto il pagamento della city tax nel momento del check-in. Il costo è pari a €6 a notte, per persona.

This white and bright apartment is designed to offer comfort and serenity in every corner. Upon entering, you are greeted by a small yet elegant entrance with a table and a mirror, perfect for a first glance at the house and for placing your keys and small items.
On the left, we find the kitchen, integrated into the living room in a harmonious and well-lit environment. The stove is equipped with all the necessary appliances for comfortable cooking, and the living area extends with a comfortable sofa, a fireplace that adds warmth and character to the space, and a dining table perfect for meals in company. Next to the sofa, an inviting armchair completes the relaxation area, creating an ideal environment for relaxation and comfort.
Beyond the living room, you access the bedroom, a quiet and welcoming corner with a large double bed, perfect for ensuring rest after a long day. A large wardrobe offers ample space to store clothes and other personal items, keeping the room tidy and functional. The bedroom is a haven of serenity, where natural light enters abundantly, creating a warm and relaxing atmosphere.
To the left of the entrance, we find the bathroom, equipped with an anteroom where there is a sink. The bathroom is spacious and offers a large bathtub, perfect for indulging in moments of complete relaxation. The light tones and the light that floods the space enhance the feeling of space and cleanliness, creating an atmosphere of freshness and comfort.

RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date;
