PAGAMENTI:
Una volta confermata la prenotazione, ti contatteremo per saldare entro e non oltre 2 settimane prima del check-in, il deposito cauzionale, che rimborseremo a 30 giorni dal check-out ed il costo delle pulizie iniziali e finali (costo obbligatorio che parte da €175) che varia a seconda della grandezza dell'appartamento. Per tutti gli appartamenti locati nella città di Roma, è richiesto il pagamento della city tax nel momento del check-in. Il costo è pari a €6 a notte, per persona.REGOLE DELLA CASA: E' severamente proibito fumare all'interno dell'appartamento.

Two-room apartment on two levels with entrance on the ground floor, comfortable and bright, recently renovated, intimate and typical atmosphere in characteristic streets with stone walls and stairways; close to the lake, well connected to Como and the main tourist attractions, ideal for a pleasant holiday, immersed in the beauty of the nature of Lake Como. The kitchenette is complete with accessories, dishes, dishes and appliances: kettle, fridge, dishwasher and microwave. The sleeping area consists of 1 bedroom with 1 double bed, 1 sofa bed and 1 sofa bed. The apartment is for non-smokers only and is equipped with television, wifi, air conditioning and convenient private parking for a fee (€20 per day). There is also a hairdryer, iron and ironing board, towels and night linen for the entire duration of the stay. It remains completely at your disposal and every detail has been designed to welcome you in a clean and comfortable environment. RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date;

We apply a daily contract on 30 days: we calculate the rent in proportion to the number of days of your stay: e.g. December is calculated on 31 days, February on 28 etc etc…;
RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per nightHOUSE RULES: Smoking is strictly forbidden inside the apartment.
