Immersed in the rolling hills of the Valdichiana countryside, a few kilometers from the cities of Civitella in Val di Chiana, Arezzo and Cortona, we are in front of a panoramic and independent property which, from its elevated position, overlooks and dominates the surrounding area, rich of cultivated fields, sunflowers, olive trees and vineyards: Villa Stefi.

The villa stands in a large garden full of flowers and plants where you will also have a parking space. The beautiful swimming pool (10 x 5 m, fixed height 1.5 m, open from May to September and entirely fenced) is located in a panoramic position and well exposed to the sun. It is complete with sunbeds, umbrella with table and chairs and solar shower. From the swimming pool, the gaze is lost in the surrounding countryside, a landscape that with its colors and scents will leave you breathless and will give you glimpses of rare beauty.

Outside you will also have at your disposal a ping pong table, a barbecue and tables and chairs to be able to enjoy your meals in the open air, perhaps accompanied by one of the great wines produced in this area. The villa is completely fenced and also has a laundry room.

Villa Stefi, thanks to its position, is the ideal property for discovering the most beautiful cities of Tuscany and Umbria such as Florence, Cortona, Arezzo, Montepulciano, Montalcino, Perugia, Assisi, Pienza and many others, all reachable by enjoyable day trips.
The interiors of Villa Stefi are spacious (about 400m2) and bright and are characterized by halls with ceilings with exposed wooden beams and terracotta floors throughout the house that recall the world-famous rustic Tuscan style. The villa is spread over two floors connected both internally and by an external stone staircase. You enter from the ground floor onto a large living room complete with sofas, satellite TV and fireplace, and then continue into the dining area equipped with a dining table and adjoining kitchen, which is equipped with everything needed to cook your favorite dishes . Complete the ground floor, climbing 5 steps, a large double bedroom and a bathroom with shower.

On the first floor we find the sleeping area which is made up of a living room complete with sofas and bedrooms: the first is a double bedroom complete with ensuite bathroom with  shower, the second is a double bedroom with an adjoining bedroom with single bed and complete bathroom with shower and finally the last one is a bedroom with two single beds (which can be joined on request) and a bathroom with bathtub.

Villa Stefi has air conditioning and heating (with a surcharge, based on consumption) in all rooms and free wi-fi internet connection. Pets allowed with extra charge.

L’alloggio comprende un ampio soggiorno con cucina attrezzata, tre camere da letto (una singola con bagno privato, una doppia con balcone e una matrimoniale con vista), e un secondo bagno con doccia. Il salotto offre una vista spettacolare sulla Valle di Chio, Valdichiana e Castiglion Fiorentino. 
All’esterno, un gazebo attrezzato consente di godere della natura in totale tranquillità, con un cielo notturno ricco di stelle e luci della valle.

Lo spazio:
Entrando nell’alloggio, vi accoglierà un’area pranzo luminosa con cucina moderna e funzionale, dotata di forno, microonde, frigorifero, tostapane e lavastoviglie.
 La prima camera da letto, a sinistra dell’ingresso, è una spaziosa stanza singola con bagno privato e lavatrice. Proseguendo, troverete una seconda camera doppia con letti singoli (uno estraibile), una scrivania e un piccolo balcone che si affaccia sulla parte anteriore della casa.

Il soggiorno, arredato con un comodo divano e una libreria, offre un panorama mozzafiato su Castiglion Fiorentino e la Torre del Cassero. Infine, la camera matrimoniale, accogliente e rilassante, vi permetterà di riposare al meglio dopo una giornata intensa.

Situata nella prestigiosa località di Mammi, l’abitazione dista solo 3 minuti di auto dal centro di Castiglion Fiorentino e dal famoso Piazzale Garibaldi. 
Ogni anno, la terza domenica di giugno, questo piazzale ospita il tradizionale Palio dei Rioni, un evento equestre che richiama numerosi visitatori.

CONDIZIONI DI AFFITTO: 
Il prezzo mensile include le utenze di luce e gas fino a un massimale. Se il consumo supera tale limite, l’eccedenza verrà detratta dal deposito cauzionale. Le spese condominiali, il Wi-Fi e l’acqua sono inclusi nel canone mensile, come indicato nel contratto.

Per poter procedere alla firma del contratto è necessario essere in possesso di:
- Permesso di soggiorno;
- Documento valido di identità;
- Codice fiscale.

Il contratto di affitto deve essere firmato prima dell’ingresso nell’appartamento; in caso contrario, non sarà possibile effettuare il check-in secondo i tempi stabiliti.

POST PRENOTAZIONE: 
Entro 7 gg dalla prenotazione si dovrà effettuare il pagamento di:
-  deposito cauzionale;
-  costo per le pulizie;
- costo di registrazione del contratto;
- prima mensilità (si ricorda che quest'ultima è soggetta a policy di cancellazione sopra citata). 
Se tali condizioni non vengono rispettate la prenotazione verrà cancellata automaticamente.

DEPOSITO CAUZIONALE: 
Il deposito cauzionale è pari alla mensilità più alta concordata in precedenza e specificata nel contratto. 
Il rimborso verrà effettuato 30 giorni dopo il check-out.

SPESE EXTRA:
Le spese per le pulizie finali sono obbligatorie e variano in base alle dimensioni dell’appartamento. Sono escluse dal canone mensile.

Il costo di registrazione è pari a 100 € ed è escluso dalla mensilità canone. Il costo verrà addebitato una tantum.

Villa La Capannina was born from the skilful renovation of an old stone farmhouse of peasant origin that has been turned into a charming and comfortable accommodation, perfectly integrated into the surrounding landscape and an ideal place to host families or groups of friends (sleeps 11, 300 sqm ). The villa, private and independent, is located in an easily accessible and elevated position from which you will have a beautiful view of the Valdichiana and the vineyard at the end of the garden.

Villa La Capannina is located in equidistant position both from the beautiful Etruscan town of Cortona and from the medieval Castiglion Fiorentino, two small Tuscan pearls rich in history, culture, architectural beauties and enogastronomic richness. From its central position the villa will also allow you to easily reach most of the beautiful Tuscan and Umbrian cities during pleasant day trips.

In front of the villa you have a beautiful garden enriched by paths and vine trees at disposal that lead you to the beautiful swimming pool (6x12 meters - fixed depth 1.65 meters - completely fenced - open from May 15th to September 15th) perfectly exposed to the sun during the day and complete with deckchairs and umbrellas to enjoy your moments of relaxation. Next to the pool there is a small stone building: it is a comfortable annex complete with shaded seating areas and guest toilet. The annex has a beautiful outdoor wooden pergola with barbecue, tables and chairs that make it the ideal place for al fresco dining. 

Villa La Capannina has parking and is totally fenced and protected by an entrance gate.
Villa La Capannina has also been internally affected by a renovation aimed at maintaining some of the characteristics of the old peasant houses (terracotta floors, exposed wooden beams, stone stairs) but at the same time has allowed the introduction of modern elements which have made it extremely pleasant and tasteful.

From the large arched glass front post you will have direct access to a large and very bright living room complete with satellite TV, large sofa and stone fireplace. The lounge continues onto the dining room complete with table and chairs and then leads you into the kitchen. The kitchen is spacious and fully equipped with everything needed for cooking. The kitchen also has direct access to the garden, making it extremely convenient for your outdoor meals preparation. The ground floor is completed by a bathroom with shower and a large double bedroom characterized by direct access to the garden, as well as a convenient utility room for a laundry.

A beautiful stone staircase leads to the first floor dedicated exclusively to the sleeping area. Here in fact we find 4 double rooms, 1 single room and 3 bathrooms all complete with shower. The areas are all spacious and functional, furnished with care and attention to detail.

The villa can comfortably accommodate 11 people and you can request baby bed and high chair.

Villa La Capannina

Villa San Pietro is a beautiful property located in the immediate vicinity of the town of Cortona, whose view of the gentle slopes and monuments creates an unmistakable skyline, visible from the garden of the villa, creating a unique splendour for guests who will have the pleasure of spending their holidays here.

Dating back to the eighteenth century and lovingly restored, the property can accommodate up to 14 people, a part (10) inside the two units of the main villa and the other (4) in an apartment in an elegant cottage a few meters away. Totally surrounded by greenery, Villa San Pietro is characterized by an elegant park, full of quiet and privacy, inserted in a landscape of rare beauty, characterized by lush vegetation and crops of fruit trees, olive trees and vineyards.

The swimming pool (12x6 m - maximum depth 2,50 m - open from 01/05 to 30/09), large and panoramic, is perfectly exposed in order to enjoy the Tuscan sun and equipped with deckchairs and umbrellas, also free full wi fi coverage. 

At the guests disposal an area equipped with barbecue and wood burning pizza oven to cook and enjoy your favorite dishes al fresco.
Villa San Pietro is composed of two buildings: the main villa is divided into two apartments, each with separate entrance and private garden, and is furnished in classic Tuscan style, with great attention to detail and comfort.

In front of the main villa there is the cottage with the third apartment, which is also furnished with typical Tuscan taste and with private entrance and garden.
