Noseda 5 is an Apartment finely furnished and pretty, suitable for all types of travellers.The Apartment is located in San Fermo della Battaglia in the province of Como  and consists of 3 rooms . Noseda 5 enjoys a strategic location with a city view .  The house is non-smoking, and is equipped with wifi, washing machine and heating. The kitchen is equipped with dishes, tableware and major appliances: oven, microwave and fridge/freezer.The sleeping area consists of 1 double sofa bed in the living area and 2 bedrooms with 1 double bed and 2 single beds, can accommodate up to 6 people.The outdoor space consists of the terrace and enriched by outdoor dining area.

RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date;

L’appartamento, immerso in un parco di piante secolari, spazioso e tutto su un piano, e’ esclusivo e silenzioso, gode di una ottima posizione a due passi dal lago (battelli), dalla funicolare e dal duomo, dai principali negozi, ai quali si arriva in meno di 10 minuti a piedi (900 metri).
E’ inoltre a cinque minuti a piedi dalla stazione del treno di Como Lago che va a Milano. Comprende un giardino privato e un terrazzo, attrezzati. Provvisto di entrata separata, parcheggio e portineria.

Il parcheggio e’ disponibile all’interno del cortile condominiale e valido per un auto. Al bisogno, presente un altro posto auto in garage.

Lo spazio
L’appartamento ampio è composto da camera matrimoniale con bagno e cabina armadio, seconda camera con scrivania e letto singolo con ulteriore letto estraibile con vista sul giardino, due bagni aggiuntivi uno con doccia e uno con vasca nel corridoio attiguo, ampia sala e saletta lettura con televisione, anche utilizzabile per lavoro, zona fitness, zona pranzo e cucina collegata, zona lavanderia con bagno e terza camera sul retro.
Completa la proprietà un terrazzo con scala che accede al giardino privato, con tavolo e sedie sotto una betulla.

Nello stabile è presente servizio portineria mattina e pomeriggio, servizio spazzatura centralizzato. 
Nell’affitto è escluso il servizio pulizia giardino che costa Euro 120/ mese.
Possibilità di richiedere un servizio di pulizia settimanale a pagamento.

It is also a five-minute walk from the Como Lago train station that goes to Milan. It includes a private garden and terrace, equipped. Provided with separate entrance, parking and concierge.

The space
The spacious apartment consists of master bedroom with bathroom and walk-in closet, second bedroom with desk and single bed with additional pull-out bed overlooking the garden, two additional bathrooms one with shower and one with bathtub in the adjoining hallway, large living and reading room with television, also usable for work, fitness area, dining area and connected kitchen, laundry area with bathroom and third bedroom at the back.
The property is completed by a terrace with a staircase leading to the private garden, with table and chairs under a birch tree.

In the building there is morning and afternoon concierge service, centralized garbage service. 
In the rent is excluded the garden cleaning service which costs Euro 120/ month.
Possibility to request a weekly cleaning service for a fee.
The garden is equipped with lights with night/day timer.

Il prezzo mensile include le utenze di luce e gas fino ad un massimale. In caso di eccedenza, gli extra verranno dedotti dal deposito cauzionale. I dettagli verranno specificati sul contratto di affitto; i costi delle spese condominiali, Wi-Fi, acqua e spese di contratto sono inclusi nel casone mensile;

 
Recesso anticipato: dopo almeno un mese, potrai dare disdetta con un preavviso di almeno 21 giorni dalla data ultima di rilascio dell’immobile;

A Step from the Lake is a cozy and welcoming one-bedroom apartment located in a residential area in the city of Como. Bright and modern, it is a perfect solution for exploring all the towns that overlook Lake Como. With a stroll of about ten minutes through the city streets, you can reach the city center and the Como Lago train station.
The apartment is an ideal retreat for two or four guests, offering a cozy living area with a relaxing space furnished with a comfortable sofa, a TV, and a dining table. Adjacent to the living area is the bright double bedroom, complete with an open wardrobe and a small niche with a desk. Lastly you can find a windowed bathroom featuring a spacious shower. It is filled with natural light and is equipped with air conditioning for added comfort.
A Step from the Lake is located in a residential area of the city of Como and, as the name suggests, it is close to the Lake. It can be easily reached by train from Milan and the Malpensa Airport. Its location makes it a perfect solution for exploring all the beauties of Lake Como, such as the towns of Brunate, Cernobbio, and Bellagio, or for organizing a boat excursion.
An ideal starting point to reach various destinations along the shores of Lake Como, the apartment is located in an area well-served by public transportation, including Como Lago and Como San Giovanni train stations, which are reachable in about 15 minutes on foot. Additionally, the property is conveniently close to the Navigation docks, offering the opportunity to explore the lake aboard a boat.

RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date; 

N.B. only for our properties located in Milan: for the bookings with 
check-in between March 12th and April 23th 2024, the first two months of your booking must be paid in advance and won't be refundable. 
The check out between 11th April and 21st April 2024 included is not allowed. 


We apply a daily contract on 30 days: we calculate the rent in proportion to the number of days of your stay: e.g. December is calculated on 31 days, February on 28 etc etc…;
RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per nightHOUSE RULES: Smoking is strictly forbidden inside the apartment.
