Appartamento di 89 mq per 3 persone, immerso nel tranquillo quartiere dell'Aventino, un’oasi di pace nel centro di Roma, molto ben collegato con i mezzi pubblici (autobus, metro Piramide e stazione ferroviaria Ostiense), e vicino ai rinomati bar e ristoranti di Testaccio.
Situato al secondo piano di un elegante edificio con ascensore, entrando nell'appartamento si viene accolti dalla luce che penetrante dalle finestre disposte su tre lati e crea un ambiente caldo e invitante.
Il pavimento e’ in rovere a spina di pesce, le  porte sono in massello, le finestre hanno doppi vetri ed il riscaldamento e’ autonomo. Ci sono due camere da letto, due bagni (uno con vasca e l'altro con doccia), una cucina completamente attrezzata e un soggiorno-pranzo.
La camera da letto più grande ha un letto matrimoniale (160x200 cm) e un armadio (4 ante). 
La più piccola ha un letto singolo (che può diventare matrimoniale), un armadio e una cassettiera. Entrambe hanno l’aria condizionata  e si affacciano su un balcone che guarda su tetti.

- Check-in dalle 15:00 alle 18:00 e check-out fino alle 11:00 dal lunedì al sabato. Non è previsto il check-in/out la domenica nei giorni festivi.

UTENZE: 
Il prezzo indicato include affitto, wifi e i nostri servizi di accoglienza e assistenza che verranno fatturati mensilmente. 
Utenze e riscaldamento sono a consumo (lettura in contraddittorio con l’ospite al check-in e check-out)  e vengono fatturate mensilmente con un importo fisso e conguagliate in dare/avere quadrimestralmente o a fine soggiorno.
Utenze e condominio: prezzo forfettario mensile con conguaglio a fine soggiorno, pagamento da fare  insieme alla prima mensilità di affitto in base alla tipologia di alloggio:
 - Monolocali 150 euro. 
 - Bilocali 200 euro
 - Trilocali 250 euro
 - Da 3 locali in su 300 euro

Per il periodo invernale dal 15 ottobre al 15 Aprile oltre i costi di utenze e condominio ci sarà in aggiunta un costo fisso di riscaldamento che varia a seconda della tipologia dell'immobile a partire da 50 euro.
Per gli affitti che non iniziano il 1° del mese o che non terminano il 30 del mese, il saldo sarà proporzionale 

PREAVVISO DI DISDETTA: 
Preavviso 60 gg per contratti dai tre mesi in avanti e 30 gg per quelli fino a tre mesi.

PULIZIE INIZIALI: 
Le pulizie obbligatorie includono un kit di benvenuto con sapone, carta igienica, lenzuola ed asciugamani usa e getta (durano ca. una settimana) in omaggio.

CHECK IN / OUT:
Check-in / out at the apartment outside office hours there will be an extra cost of € 30, upon request and acceptance by the structure. 
- Check-in from 3pm to 6pm and check out until 11am from Monday to Saturday.There is no check-in / out on Sunday on public holidays.

UTILITIES: 
The price quoted includes rent, wifi and our reception and assistance services which will be invoiced monthly. 
Utilities and heating are on consumption (read in contradistinction with the guest at check-in and check-out) and are billed monthly with a fixed amount and settled in debit / debit four-monthly or at the end of the stay.
Utilities and condominium: monthly flat rate with balance at the end of the stay, payment to be made together with the first month rent based on the type of accommodation:
 - Studio apartment 150 euro
 - One-room apartments 200 euro
 - Two-room apartments 250 euro
 - Three-room apartment and more 300 euro

For the winter period from 15 October to 15 April in addition to the costs of utilities and condominium there will be in addition a fixed cost of heating that varies according to the type of property starting from 50 euros.
For calls which do not start on the 1st of the month or which do not end on the 30th of the month, the balance will be proportional 

NOTICE OF CANCELLATION: 
Preliminary notice 60 days for contracts from three months onwards and 30 days for contracts up to three months.

FINAL CLEANING: 
Mandatory cleaning includes a welcome kit with soap, toilet paper, disposable sheets and towels (lasts approx. one week) free of charge.
The initial and final cleaning service is mandatory, to be paid upon check-in. The following are required:
 - 150 euros for the studios
 - 200 euros for one-room apartments
 - 250 euros for two-room apartments or more

DEPOSIT: 
Deposit equal to 1 month for contracts from 1 month up to 3 months. Deposit equal to 2 months for contracts from 3 months upwards.
