L'appartamento è stato recentemente ristrutturato e quindi dotato di ogni comfort, si trova nel cuore di Trastevere ma è super silenzioso grazie ai nuovi infissi e alla posizione strategica. Ha una superficie totale di 35 metri quadrati ed è composto da grande camera da letto matrimoniale, angolo cottura e bagno con doccia.
Le seguenti utenze sono incluse nei 200euro extra: acqua, elettricità, internet. Anche il costo condominio è compreso nei 200euro. Viene richiesto un minimo di permanenza di 1 mese. Non si effettuano visite ed è possibile prenotare direttamente online.

The apartment studio  is an open space without windows , elegantly furnished, divided in living area with table and sofa bed resealable, and the kitchen corner.

Is located in Trastevere,  in the historic center of Rome but immersed in silence and greenery, it has an independent entrance on a small outdoor space, you will feel like you are in a village but in the heart of Rome .
 
COMFORTS: Wi-Fi,  A\C, flat TV, autonomy heating, hair dryer, compact but well equipped kitchen corner with 2 fires, fridge, toaster and microwave, water kettle, iron and ironing board, vacuum cleaner, and everything you need for a wonderful stay.
There is no washing machine, but there is a laundrymat closeby.

La casa di Carlo si trova a Roma, Lazio..Strade acciottolate, trattorie sempre aperte, palazzi ricoperti di edera, bar e locali con il patio, viuzze in cui perdersi, studi di tatuatori, piccoli birrifici, la vista sul fiume: l’incantevole Trastevere non dorme mai. Di giorno ci si siede all’aperto per gustare un bicchiere di buon vino. La sera, quando i suoi innumerevoli club, bar e piazzette si riempiono di artisti di strada, studenti e creativi, il quartiere diventa il centro della vita notturna romana.Il mio monolocale è l’ideale base per visitare Roma. Strategicamente situato nella vivace zona di Trastevere e con buoni collegamenti, sarete nel centro della città ma allo stesso tempo lontano dal trambusto.
L'intero appartamento è un open space composto da un divano letto, un letto matrimoniale, un tavolo da pranzo ed una cucina completamente attrezzata.
Tutti i letti sono fatti con biancheria fresca e pulita.

CONDIZIONI DI AFFITTO: 
Il prezzo mensile include le utenze di luce e gas fino a un massimale. Se il consumo supera tale limite, l’eccedenza verrà detratta dal deposito cauzionale. Le spese condominiali, il Wi-Fi e l’acqua sono inclusi nel canone mensile, come indicato nel contratto. I prezzi presentati possono essere personalizzati su richiesta e sono pertanto soggetti a modifiche. Si informa, inoltre, che i prezzi applicati alle aziende sono suscettibili di aumento. 

Per poter procedere alla firma del contratto è necessario essere in possesso di:
- Permesso di soggiorno;
- Documento valido di identità;
- Codice fiscale.

Il contratto di affitto deve essere firmato prima dell’ingresso nell’appartamento; in caso contrario, non sarà possibile effettuare il check-in secondo i tempi stabiliti.

Per gli appartamenti situati a Roma, è obbligatorio il pagamento della tassa di soggiorno al momento del check-in, pari a €6 a notte per persona.

POST PRENOTAZIONE: 
Entro 7 gg dalla prenotazione si dovrà effettuare il pagamento di:
-  deposito cauzionale;
-  costo per le pulizie;
- costo di registrazione del contratto;
- prima mensilità (si ricorda che quest'ultima è soggetta a policy di cancellazione sopra citata). 
Se tali condizioni non vengono rispettate la prenotazione verrà cancellata automaticamente.

DEPOSITO CAUZIONALE: 
Il deposito cauzionale è pari alla mensilità più alta concordata in precedenza e specificata nel contratto. 
Il rimborso verrà effettuato 30 giorni dopo il check-out.

SPESE EXTRA:
Le spese per le pulizie finali sono obbligatorie e variano in base alle dimensioni dell’appartamento. Sono escluse dal canone mensile. 

COSTO DI REGISTRAZIONE:
Il costo di registrazione è pari a 100 € ed è escluso dalla mensilità canone. Il costo verrà addebitato una tantum.

COSTO CONTRATTO CHIUSURA ANTICIPATA:
Verrà addebitato un costo aggiuntivo in caso di chiusura anticipata del contratto.

MENSILITA' CANONE:
Le mensilità variano a seconda della stagione e vengono approfondite nel contratto. 

SERVZI EXTRA A PAGAMENTO: 
Offriamo un servizio di Housekeeping, che include una pulizia settimanale con cambio biancheria, oppure una pulizia straordinaria su richiesta.
 
A vostra disposizione anche un servizio di concierge virtuale disponibile dalle 9:00 alle 18:00, tutti i giorni della settimana, compresi i weekend.

DISDETTA ANTICIPATA - PRE CHECK-IN:
Cancellazione entro 30 gg dal check-in: rimborso totale della caparra;
Cancellazione al di sotto del 29° giorno dal check-in: la caparra non verrà rimborsata.

DISDETTA ANTICIPATA - POST CHECK-IN:
Per contratti di durata inferiore a 3 mesi si dovrà comunicare la disdetta anticipata con un preavviso di 30 gg e il costo sarà pari a 0. 
Per contratti di durata superiore a 3 mesi si dovrà comunicare la disdetta anticipata con un preavviso di 60 gg e il costo sarà pari a 0.
Al di fuori delle seguenti scadenze verrà richiesto il saldo equivalente alla metà delle mensilità mancanti.
