Es un piso de 3 habitaciones totalmente reformado con todos los muebles y electrodomésticos nuevos. El comedor da a una calle muy tranquila con muy poco tráfico, así que cuando hace buen tiempo se puede abrir la ventana sin que haya molestias de ruido.

El barrio es céntrico pero tranquilo, se puede ir andando a la universidad, y está a escasos metros de la estación de Sants o del Hospital Clínic. El barrio tiene todo lo que se puede necesitar, todo tipo de tiendas, bares, restaurantes, cines, teatros, supermercados.. . etc. Numerosos expats eligen este barrio para vivir por tener un ambiente internacional pero sin apenas turistas.

Puedes salir a divertirte por la noche y volver andando a casa con un agradable paseo, además está muy bien comunicado por bus, metro (3 líneas), tren, FFGG, bicing.. .

La habitación es interior con lo que es muy tranquila. Tiene una cama doble (aunque es para uso individual), un armario ropero y una mesa para trabajar o estudiar.

Buscamos personas educadas que sepan convivir con otros, cuiden el piso y mantengan un equilibrio entre disfrutar de la compañía, pero también respetando la privacidad de los compañeros.

El precio de la habitación incluye todos los gastos y servicios descritos más adelante en este texto. La estancia mínima de alquiler aceptada es de 32 noches. Bajo ninguna circunstancia aceptamos estancias turísticas. Solo aceptamos estancias de medio-largo plazo para estudiantes y jóvenes profesionales que necesitan una habitación para uso de vivienda. La duración de nuestros contratos va desde 32 días hasta 6 meses y puedes hacer tantas extensiones de contrato como desees por períodos sucesivos de un máximo de 6 meses cada extensión. La duración máxima inicial de contrato es de 6 meses más una extensión automática, es decir; de un año.

El inquilino deberá desembolsar una fianza de 1500€ que le será devuelta al finalizar su contrato, descontando 400€ en concepto de service fee no retornable (tasas de servicio y gastos administrativos) que se describen más adelante.  

El pago de la fianza y el service fee se realiza directamente con el gestor de la propiedad a más tardar dentro de las 48 horas inmediatamente posteriores a la confirmación de la reserva y, en todos los casos, debe abonarse antes de la entrega de llaves y el Check-in efectivo. 
	
CONDICIONES DE LA RESERVA:

-Fianza: 1100 € retornables al finalizar el contrato.

-Service Fee: 400€ por persona.

-Contrato mensual: El pago de la renta se realiza por meses naturales completos, independientemente de la fecha de entrada y salida del cliente en el mes correspondiente.

-Coste Extensión de contrato: 60€ por persona. 

-Tarifa para Parejas: Si la habitación es adecuada para parejas, el alquiler mensual aplicable para parejas es de 980 euros, lo que supone 490 euros por persona con todos los suministros y servicios incluidos.

-Suministros incluidos hasta un límite de 40 euros por persona. En caso de que se sobrepase el límite, el excedente se repartirá entre todos los inquilinos del piso.

-Suministros incluidos en el precio: WiFi de alta velocidad, luz, agua y gas (incluidos dentro de un uso responsable y razonable)

-Atención al Cliente: Estamos para ti; y por eso te ofrecemos nuestro servicio profesional de atención al cliente en horario de oficina.

-Servicio de Centro de Llamadas para Emergencia Graves 24h: Podrás llamar a nuestra centralita externa 24h para Emergencias Graves. 

-Servicio de Limpieza Profesional: La limpieza para el mantenimiento de las zonas comunes del apartamento está incluida en el precio y es realizada por nuestro personal de limpieza profesional. 

-Gestión de Servicios de mantenimiento Profesional: Nuestro Departamento de Atención al Cliente se encarga de gestionar y mediar con los técnicos de mantenimiento en cualquier incidencia que puedas tener durante tu estancia. 

-Servicio de Check-in 24h: con suplemento adicional si el servicio es requerido fuera del horario laboral de oficina. 

-Servicio de Apertura de Puertas 24h: En el caso de que pierdas las llaves, puedes llamar a nuestra centralita para que un agente vaya a abrirte la puerta 24h/ 365 días. (60€ suplemento adicional por servicio si es requerido el servicio)

HORARIO DE CHECK-IN: 

-Regular Check-in: Gratis de 15:00 a 19:00 los días laborales. 

-Late Check-in 24h: Se aplicará un costo de check-in tardío de 60€ para los Check-in fuera del horario de Check-ins regulares.

Landlord policies


The price of the room includes all the expenses and services described later in this text. The minimum accepted rental stay is for 32 nights. Under any circumstances we do not take touristic stays. We only accept mid-long term stays for students and young professionals for home use. We offer contract lengths ranging from 32 days to 6 months and you can make as many contract extensions as you wish for successive periods of maximum 6 months each extension. The initial maximum duration of the contract is 6 months plus an automatic extension, that is; one year.


The tenant must pay a deposit of € 1500 that will be returned at the end of their contract, deducting € 400 as a non-returnable service fee (service fees and administrative expenses) that are described later.


The payment of the deposit and the service fee is made directly with the property manager at the latest within 48 hours immediately after the booking is confirmed and, in all cases, must be paid before the delivery of keys and the effective check in dat


RENTAL CONDITIONS:


-Security Deposit: € 1100 returnable at the end of the contract.

-Call Center Service for Serious Emergencies 24h: You can call our external control unit 24h for Serious Emergencies.

-Professional Cleaning Service: Cleaning for the maintenance of the common areas of the apartment is covered in the price and delivered by our professional cleaning staff.

-Management of Professional Maintenance Services: Our Customer Support Department is in charge of managing and mediating with the maintenance technicians in any incident that you may have during your stay.

-Check-in service 24h: With additional supplement if the service is required outside office working hours.

-Opening Service 24h: in the event that you lose the keys, you can call our external control unit so that an agent will open the door for you 24h / 365 days. (€ 60 additional supplement per service if the service is required.

CHECK-IN TIME:

-Regular Check-in: Free from 03:00 p.m to 07:00 p.m on business days.

-Late Check-in 24h: A late check-in cost of € 60 will be applied for Check-ins outside the regular Check-ins hours.

Blending concepts of cool oasis and sunbaked Saharan, this 82 square meter apartment offers a magnificent escape. Located in Esquerra de l’Eixample, guests will find a variety of upscale tapas bars and purposeful architecture. Once inside this three-bedroom, two-bathroom home, the lavishness continues. 

From its very entry, Nema presents a palette of natural blues and rich, earthy hues. An open-concept kitchen and dining area are nearest the entrance. The kitchen blends modern, slate-colored cabinetry with traditional Catalonian backsplash. The space heats up with deep brown tones comprising the six-person dining area. 

Continue through the space to find an expansive seating area in the living room complete with an entertainment system to the left. Playing with light and shadows, the celosia designs on the back accent wall add a mystical feel to the space. Step past the desert greenery in the corner of the salon to discover Nema’s terrace. A romantic, two-seated table invites guests to share a meal outside.

Between the living and kitchen area is Nema’s main corridor. To the left is the ensuite bedroom. Once through the doors, an attached bathroom to the right offers a spa-like experience. Halo-lighting sets the tone and carries the theme of rejuvenation into the walk-in, all-glass shower. Back through the bedroom, geometric patterns blend with terracotta details to create a Berber-inspired accent wall, framing the queen-sized bed. Continue past the wardrobe to discover the quaint balcony on the far left wall. 

Continue further down the hallway to find the detached bathroom on the left. A creamy travertine tiling covers the entirety of the space. The halo lighting, again, creates a luminous effect that reflects off the all-glass shower. 

The next door on the left boasts utility. The spacious two-person workstation sits to the left of the room while the daybed behind it offers a place for pause. The left corner of the room consists of built-in storage space highlighting the full functionality of the room.

Nema is concluded with an artful bedroom at the end of the corridor. Traditional Berber symbols cover the accent wall behind the queen-sized bed. Ample built-in storage sits on the wall nearest the entrance.
