Bilocale confortevole e luminoso, in zona strategica: sulla strada statale quindi comodo per arrivare sia in macchina che con i mezzi pubblici ma silenzioso e di fronte al lago con una vista mozzafiato! La cucina è completa di accessori, piatti, stoviglie ed elettrodomestici: frigorifero, lavastoviglie, macchina del caffè, microonde e forno. La zona notte è composta da una camera da letto con un comodo letto matrimoniale, in soggiorno il divano letto è a due posti. L’appartamento è riservato ai non fumatori ed è dotato di wifi, aria condizionata, due televisioni e lavatrice. Sono inoltre presenti asciugacapelli, asse e ferro da stiro, asciugamani e biancheria da notte per l'intera durata del soggiorno. Il parcheggio privato e a pochi metri di distanza dall'entrata dell'edificio e la zona è ben fornita dai servizi pubblici. Non sono ammessi animali. La casa rimane completamente a vostra disposizione ed ogni dettaglio è stato pensato per accogliervi in un ambiente pulito e confortevole. Abbiatene cura, siete i benvenuti!E' obbligatorio essere in possesso di una carta di credito da lasciare a garanzia contro eventuali danni. Non si accettano carte prepagate e bancomat.

CONDIZIONI DI AFFITTO:
Il prezzo mensile include le utenze di luce e gas fino ad un massimale. In caso di eccedenza, gli extra verranno dedotti dal deposito cauzionale. Recesso anticipato: dopo almeno un mese, potrai dare disdetta con un preavviso di almeno 21 giorni dalla data ultima di rilascio dell’immobile;

Per prenotazioni con check in compreso tra il 07 gennaio e il 24 febbraio 2026 incluso, le prime due mensilità dovranno essere saldate anticipatamente e non saranno rimborsabili. 

Il check out non sarà possibile per le date comprese dal 03 febbraio al 22 febbraio 2026 incluso.
Per il mese di febbraio 2026 la tariffa può subire variazioni.
Applichiamo un contratto giornaliero: la mensilità è calcolata sui giorni esatti e sulla base dei 30 giorni: per esempio Dicembre è calcolato su 31 giorni, Febbraio su 28 ecc ec...;Gli orari di check-in e check-out verranno comunicati una volta finalizzata la prenotazione. CONTRATTO DI AFFITTO:È obbligatorio avere un Codice Fiscale valido per poter firmare il contratto di affitto; il contratto di affitto deve essere firmato prima dell’entrata in appartamento, altrimenti non saremo in grado di effettuare il check-in nei tempi accordati;

PAGAMENTI:
Una volta confermata la prenotazione, ti contatteremo per saldare entro e non oltre 2 settimane prima del check-in, il deposito cauzionale, che rimborseremo a 30 giorni dal check-out ed il costo delle pulizie iniziali e finali (costo obbligatorio che parte da €175) che varia a seconda della grandezza dell'appartamento. 
In caso di presenza di animali domestici, saranno applicati sovrapprezzi.
Per tutti gli appartamenti locati nella città di Roma, è richiesto il pagamento della city tax nel momento del check-in. Il costo è pari a €6 a notte, per persona.
Per tutti gli appartamenti situati a Bologna, lenzuola e asciugamani saranno forniti solo per i primi 15 giorni di soggiorno; set extra potranno essere forniti a pagamento.REGOLE DELLA CASA: E' severamente proibito fumare all'interno dell'appartamento.

Comfortable and bright two-room apartment, strategically located: on the highway hence convenient to get there both by car and public transportation but quiet and facing the lake with a breathtaking view! The kitchen is complete with all accessories, dishes and appliances: refrigerator, dishwasher, coffee maker, microwave and oven. The sleeping area consists of a bedroom with a comfortable double bed, in the living room the sofa bed is a two-seater. The apartment is reserved for nonsmokers and is equipped with wifi, air conditioning, two televisions, and a washing machine. There are also hair dryer, iron and ironing board, towels and bed linen for the duration of the stay. Private parking is a few meters away from the building's entrance, and the area is well served by public services. Pets are not allowed. The house remains completely at your disposal and every detail is designed to welcome you to a clean and comfortable environment. Take care of it, you are welcome!It is mandatory to be in possession of a credit card to leave as a guarantee against any damages. Prepaid and ATM cards are not accepted.

RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date;

We apply a daily contract on 30 days: we calculate the rent in proportion to the number of days of your stay: e.g. December is calculated on 31 days, February on 28 etc etc…;
RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.
In case of pets, additional charges will apply.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per night
